Для устранения водонасыщения монолита используют гидрофобизатор. Это уберёт мостки холода и в помещении будет тепло, а теплоноситель будет работать не отвлекаясь на потерю тепла.
Построение фальшстены не плохое решение, но и там нужно предусмотреть конвекцию воздуха. Иначе будет расти плесень. А это болезни, и в последующем неизбежная астма и смерть.
