Great points, if i may add, you missed out one bit, where OUE Peaks was marketed as a luxury development, which means there was a significant premium buyers paid when they pay for the property vs other properties around the area
Oh yes, good point! It was a high end project… As a 99 year leasehold project, it was sold same price as some of the freehold properties at that time

How about D27 Brownstone? The growth seems slow. I bought it from first owner at MOP and has been staying there for a year now. I understand first owner has the most profits. But I really adore the convenience (right next to MRT and good amenities nearby). There are projects (condos and BTOs)still developing around the area. North South corridor expressway might be a key factor next round.
But still, a lot of negative perception for condos in the north. Waiting for privatisation. Not sure if will lose money though. Keeping my fingers crossed

Please tell if the property market in Singapore is totally owned and managed by government or is it shared between government and private companies? like 70% of condos in Singapore is owned by government while private companies own the other 30%?

Condos in Singapore are private properties so they are not owned by the government. In Singapore, private condo developers can bid for land to build condos through purchasing government land sales or enbloc …
Nowadays, condo prices are at least $1 mil, not easy to find good condos less than $1 mil these days even for resale 1/2 bedroom ones … prices have gone up a lot lately…
Public government housings in Singapore are more affordable, and they are called HDBs… they are usually less than $1 mil… but recently we also see many HDBs being sold above $1 mil 😱

What happens after 99 years? Does the home owner need to pay a fee to extend for another 99 years?
the house value essentially becomes 0 … need to move out lor… sometimes the development will go through enbloc or can pay a fee to SLA to extend the 99 years! but need developer buy and the home owners have to decide tgt, individual owners can’t do it alone!

ya when i bot mine in 2013, the agent said sure go up. I like the facing and also is the cheapest condo which is what i can afford. It drop almost right after i buy -100k. But is going up now. Not too much as it is the lowest end condo.

We were offered a unit about 4 years back at $25++ psf. The agent was quite persistent and promised us that the offer was a great discount compared to the prices early buyers paid at $29++ psf. We decided against it in the end though.
