Expected you to learn the reality after experiencing typhoon Oddette. A prefabricated Kubo set on any island soil will fly off like fart in the windstorm. A real Filipino kubo have a real chance of surviving the storm’s athmospheric pressure because it is mostly open to distribute the impact of the wind and bamboo frame flexes so well . You need a concrete base with steel reinforced building.
Jay and Sacha, you guys definitely have the final word as the owners of the land. Saying "no" now is the proper course of action rather than regretting it later if safety will be compromised and if you won't be receiving your money's worth as well. Your response is understandable and reasonable.

Raquel Mendoza Are you sure that this Couple truly own the Land/Lot? Because Philippine Constitution Prohibits Foreigners to own a Piece of Land. They can own Vehicles, Appliances or Condos but NEVER a Piece of Land/Lot. They can Lease the Land for 25 yrs, renewable, but can NEVER own it.
The last typhoon was the perfect opportunity to survey the homes that survived and those that did not. I bet the majority of the concrete block houses are still standing. Food for thought.
Cubo modular homes are built on concrete block foundation. A lot of the comments assume that the modular houses don't have concrete foundation. There's also cement bamboo frame technology used. These are all earthquake and typhoon tested here in the Philippines by the Department of Science and Technology. Look it up. I think this couple, sadly, have misunderstood the terms. They speak quite emotionally too and are getting a lot of sympathy.
Hi folks I hope you are all well. We just went through a very powerful typhoon here on Guam. The driving rains lasted over a day thoroughly drenching the exterior walls of our house; the good thing is that it's constructed of cast-in-place concrete. Water seeped into the house through areas in the concrete walls that were improperly poured but didn't flood. My concern with Cubo is that the glued-laminated bamboo used in their construction may not be able to withstand such extended lengths of exposure to water. You must therefore ask Cubo how durable their product is to water exposure especially water driven against the walls and pressurized by typhoon winds. Good luck to you and wish you the best.
Also, if they can have the time to check out CUBO's clients and the condition and quality of those houses they bought from CUBO, just to see how durable they are. This may take a lot of effort but it may help them make the decision. Sometimes things sound good on paper or 3D images but in reality its really not doable. Maybe you could build a real kubo instead in your property then build a sturdy concrete house to live in. Sustainable housing i guess is much more expensive these days and time consuming but it can be done perhaps later on?

The Cubo modular homes have been tested to endure Category 4 storms. The cost of Cubo modular homes are priced based on templates. That's how they are able to keep their builds affordable. This couple has too many asks and are unwilling to pay for the adjustments.
If what was presented to you initially is different from what you thought or were expecting, it's just right to back off. It's a blessing in disguise because you figured it out early. It can just cause you tension in the long run, which defeats the purpose. You're being saved.❤

Hi Jay and Sacha! Why not try to consider a design like the Ivatan Traditional stone houses like the ones in Batanes? Sturdy(typhoon proof)and less maintenance especially the exteriors, no paint required which will save you tons long term? Do more research and check out photos online.

It reminds me of a cross between Homer Simpson designing a car and "A home abroad" "we've got $200 and we want a villa with ocean views and a balcony ( I guess it's an English Imperial thing). Beds locked against walls, an unrealistic budget, and no thought for supporting walls. No doubt the builder will be blamed. Perhaps they should just say yes to everything and have you sign a no blame contract. Good people living in fairy-land.
I advise you guys to build a storm free house. I don't trust the bamboo materials. Build a house that category five can't demolish it. Living in Siargao especially. Instead of square big glass windows, make it rectangular long but narrow. If the wind breaks it, at least the opening is small. You can temporarily plug it with plywood. My brother used to have a Cubo, and he demolished it to change to concrete roof and walls. Now, he doesn't worry about hurricanes anymore. I think it's cheaper as well. He spent 2 1/2 million pesos. Complete inside out. Maybe 3 million now or more, depending on how big the house you want. My brother got 2 floors with 3 bedrooms, 2 bathrooms and balconies all around the second floor. Yes, you are right we hope our comments will inspired by the couple since they already experience the small typhoon and wooden and bamboo cannot hold any big winds and rains, hoping they can find a certified contractor to build a concrete house since they will spend millions of pesos here, and they did not think this more clearly that Cubo company will not ask for a millions for this, it is impossible, they they will pay millions of pesos better ask for a contractor and build a concrete house that can hold any typhoons and for their safety.
They just want to much living the good live and not but all they money in the house.
Give up the fancy coffee outing and lunches and suppers.
Traveling is expensive so hold off for 2 years until the house your ideal house.
one very important thing putting together a modular home in such climate that is often left out is thermal insulation, especially under the roof and in the walls.
I am a building designer from Australia and looked at the cubo product specs. There is no thermal or water insulation at all in the cubo builds. They would not meet code in any western country for thermal comfort or water/noise resistance. With real thin walls as well I doubt they would sustain 300kmh wind driven impacts from flying objects either. Perhaps the steel face elevations might but any exposed bamboo ply is a hazard. There is iron roof strapping to stop the roof flying off (I asked the cubo team) but the walls need to be bolted into concrete foundations to stop the whole building going flying. Structural engineer will calculate the typhoon uplift forces and specify the right foundations. It’s a light structure not heavy like concrete so it is prone to overturning moments or 300kmh uplift could send the cubo flying 😅. I would seriously call in a proper architect and structural engineer to advise this project or it could be a disaster. Ignore this advice at your own risk :). Good luck.
With all the comments and suggestions from all, I think everybody wants you to build a concrete house that can withstand any typhoons there and for your safety and peace of mind, I myself am very much in favor of the majority.
Chris makes some very good points, especially since you live in a typhoon prone area. Nothing wrong with changing your mind after all of the stuff you’ve been presenting on CZcams. I know your family is wanting to “tread lightly on the earth” with your beliefs but remember there’s a reason why many homes are built a certain way in its locale. Good luck!

@@auroraalmeida3184 Yes concrete doesn’t have to mean hollow blocks either. I know they look ugly and I don’t particularly like the backyard industry method with which they are made either. A good option is to buy pre-cast concrete walls or pre made lite blocks from a central facility. Slater young the engineer from Philippines has a good product that would take away the arbitrary nature of making bricks and you could buy quality blocks from him if doing a build on the island. Think the factory is located in Cebu.
Yes, as Chris K points out, you can’t just plonk the house on the ground. With this type of transportable style/kit building a lot of people get a real wake up and shock when they realise the footings needed to hold it to the ground. Even when recently there was a typhoon no where near us the couple were freaking, imagine sitting in the thing with just typical storm winds. You will need heavy, properly shaped to anchor the ground footings, and the proper structure and fittings to attach it. You need all that figured out and set up. Site location and preparation is crucial. Unless you have an unlimited budget. Then you can pretty much do what you like and put up with the abuse of frustrated designers, builders and contractors.
You should just ditch Cubo. If you can't make it according to your liking and where you can be comfortable, build a proper house within your budget.
Just a suggestion, bring along Lola Luz when you see them so there will be no hidden conversations while you are there. Just a suggestion.

Hi Jay and Sacha, if you read all your comments below, seems like everybody is not favorable to a bamboo cubo house. For me, they may be suitable in places that is not a typhoon pathway. Like the place I have back in the philippines yes, build a concrete typhoon durable house. Bolted down the ground.
I have doubts regarding the structural integrity using that thin modular bamboo panels? No main structural elements being presented. Is their system time tested? Will they guarantee / warranty their system given how strong the typhoons nowadays?

Storm-proofing is an add-on you need.
That is a very good way of planning to build! Your terrace or mezzanine can be detached decks that are to follow.

You know guys were from this country our advice to you specially you guys is in tne province the place were always visited by typhoon and super typhoon we advice you to build a concrete two storey house no steel roof all are made of concrete and put terrace and balcony and don't forget to put grills in every each window and use steel door as your main door THAT IS FOR YOUR SAFETY not only for calamity but intruder its a little bit higher budget needed but you can sleep peacefully no worries about your safety and one more thing make a place were you can put generator incase of power interruption a generator that can supply all your appliances..this is unsolicited advice because we care for you... Before i forgot you can also build concrete house with design like a wood or bamboo and it's looks like wood theres many filipino can do that. More power to your channel
On your final design, you may consider putting the mezzanine right above your entrance door where it will serve like a cozy foyer area, which will give the effect of opening up into a high ceiling main living area and kitchen
I’ve done lots of property development in Australia and built both concrete and traditional here. My own house on the island has handled eathquakes and was where lots of people had to shelter in the typhoon. I also have experience with this transportable style building.
Its pretty obvious the couple haven’t a clue, and want a lot for nothing, and this can lead to all the problems they are experiencing.
You are doing everything back to front. In all types of building, the first crucial step is site preparation, including access, and setting up all services. It is much more costly, and often disastrous trying to do all this last, a classic rookie bungle. Contracts have things like ‘rock clauses’ built in, because you never know what you will discover until excavation and digging start. Including entrances, access, services etc. Even simple things like decks, pergolas, sheds, planting, gardens etc can turn into headaches. Once the site is ready, the final house design is possible. This includes transportable style building. You are experiencing this now. Despite that ranting about ‘droughts’😅, we had heaps of rain. Not all wells are good, some have tons of water, some hardly any, some salty, some perfect, some blocks on the island have no water at all. I’ve seen people do huge subdivisions here, only to discover they actually can’t get any water. Yet right next door to them there are unlimited water supplies. Again, best to know and prepare your site upfront. There is no ‘drought’😂, you just have a limited well, and probably use heaps of water. You need all this sorted on your building site, so that you can work with what you actually have. Where’s your well, whats the water quality, and quantity. Don’t make the classic, ‘but the guy next door’ bungle. A few metres can make giant differences, depending what the underground terrain is.
You saw the expense and logistics of just moving a car island to island, and had a wake up call there. Now you are about to shift something much harder. You are already getting wake up calls about costs and your naive financial expectations, even just trying to do the most basic of clearing the block. You say that you can’t afford site preparation and maintenance, so will do it last minute… again classic rookie bungle. Once the proper site work is done, its minimal cost and effort to maintain it. Otherwise how will you cope with and afford living on that site.
I suggest starting all over again. Get your site fully sorted and prepared, to be sure of exactly what you have, and to make the rest of the process enjoyable and as easy and inexpensive as possible. In the meantime, open your minds, stop looking at poorly built, including concrete, structures in order to justify this present bias, and focus on all the exceptional examples. I walk past one on my way to the surf daily, where the team are doing an awesome, first class job, concrete.
Anyway, this is probably a waste of time. Your vlogs are entertaining though. The ‘drought’ one was a classic’😂 Especially when next thing the glass of water is chucked all over the place!😂

Maybe cubo modular house is good for those living in a typhoon free areas like Davao . For your family especially living in an island better have a concrete house. You can still have low budget concrete house. All the best.
One suggestion: the master bathroom impinges on the guest bedroom. As this house will be largely made from bamboo, take into consideration that the walls will be thin. The guest will hear everything in the bathroom. IMO, you should switch the position of the bathroom with the shelves beside the bed. And yes, decks can be easily built from local resources for much cheaper, as long as the doors are there.
The Cubo should give you special offer to make it really happen within your budget without compromising your preferred or dream home. They have been getting free advertisements through your channel. This is their opportunity to showcase their capabilities to make it really happen. 😊

in the philippines a tropical country its best to construct a concrete house , cubo modular bamboo house will not applicable considered also those termites and others bugs in the areas also the weather condition..thats my opinion..
There's always this issue regarding cubo modular, if you check or read comments, I told it before twice. It's not suitable for the place your staying , another point I wanted to stress.
Kubo is nice but not appropriate in the place where you want it to be built. Concrete house is the safe house in your place. You might want to check Billy Toledo’s pre fab container house vlog…

Glad to hear you’re removing all the add ons and focusing on just the living space and having other contractors build outside decking, etc. As someone that was in the real estate field for decades, I am a little concerned about how narrow the house is vs. when it was more of a traditional square type home. I admit I don’t know the actual areas of each room, but my first reaction was it reminded me of a manufactured trailer home they build in the US. Obviously, custom shaped homes cost more to build. But will you one day be able to add an extension or in doing so, will it compromise the structural integrity of the original section? I suppose with all of that land, you could certainly build a second structure, but many people like to have that attached to the main house. Hope you’re also thinking not only about the interior, but also how the home will ultimately sit on the land, possible views or weather issues, path of the sun, etc. Like in Chinese Feng shui, it’s not only the placement within the space, but how the overall building sits on the land. Just sharing my opinion. Most of the storms that form below Mindanao hit the island of Siargao. I have nothing against modular homes, but we Filipinos prefer concrete homes because they can withstand strong winds. For example, the house of Andi on the island is concrete, and the one that your family is currently living on is also concrete, although they had to repair it after typhoon Odette, there was minimal damage compared to when everything gets blown.
They want the light weight cardboard pre engineered and delivered on site because they stubbornly think its best

Hello lovely family. What a journey.... I think that you're overwhelmed with the planning of your house. You want too much rooms in a limited space. There are different possibilities that you can cooperate in your plans. Here are some suggestions: a) the bathrooms: you can have one outdoor bathroom and one indoor. The outdoor bathroom (enclosed) can be an extension of a bedroom. b) the rooms: you can build a 3rd bedroom (for visitors) next to your main house. etc..... You can build/buy your house (kubo) now and make different extensions like extra room(s), terraces, outdoor kitchen, bathroom with bathtub, etc later. This will give you more space inside the house and also time to save money for your other building /extension projects. c) don't limit yourself to the floor plan. Make a comprehensive plan: what do you want, what can be done on your property, ... and last but not least d) do more research and take your time before making any important decisions. It will work if you make it work. I wish you all the best.

I have many concerns about this project, but I will limit my comment here to just a few. Firstly,this is such a change from your original plan and you seem to be putting yourselves under pressure to make decisions because of wanting to move things forward in the next few weeks when you visit Manila. You seem to be so focused on going down the Cubo route. Maybe these design changes could give yourselves some cooling time to explore other viable alternatives and take some independent architectural and engineering advice.
To me there is little flow to the final plans. You come in the front door and to your right there are walls and doors. Part of your living space will become like a corridor to get to and from the kitchen and to the bedrooms and bathroom. You aren't minimalists and once you have furniture in there, you are going to lose any sense of space, although the height will go some way to mitigate that. I am concerned about the location of Story's bedroom. I just think what would happen if there was a fire? - her room is directly off the kitchen in a bamboo house. Where is the exit at that end of the house. Will you have an integrated smoke alarm system and clear plans in place as to what you would do in case of a fire? You need to put safety uppermost in your minds. You have mentioned before that one thing you like about living in the Philippines is that you don't have a lot of the rules that you have say in the UK. When it comes to building a home you are going to live and sleep in you need to make sure that the structure and building regulations meet with the standards that you are more familiar with, as well as with the ravages of the extreme tropical conditions that you have there.
We looked at going down the cubo path , the biggest cost for us was shipping it to Busuanga and erecting it. The work they did on the design was great . It was a shame because we also like the bamboo concept..anyway we are starting soon building our Rammed Earth home , we believe it will be the first of its type in the Philippines.

Can CUBO provide those addons later? Like the decks? I've a feeling in the future you're gonna have another house built aside from that CUBO but this time it might be concrete. Your property is big enough i guess.
Take a look at the earth dome home, affordable and storm proof.
If it is true that merely adding a 2nd floor would cost an additional 1m php, then I would definitely suggest looking for other options and maybe hiring your own architect. Usually architects belong to a company that also has their own engineers etc. It would be much more affordable. Let me know if I can help, I know a company owned by a friend. PS, if you do look for one, make sure to choose the reputable ones.

For me the best traditional Filipino typhoon-proof (or maybe weather-proof as well) houses are those found in the Batanes group of islands. Their houses there still stands strong for centuries despite using locally available building materials and ancient building techniques. And constantly being bombarded by strong winds.

Engineer specs say Bamboo can be 6x more durable if it’s engineered a certain way though. That’s why we are excited about it
Obviously your idea is not working. The bahay kubo is a “small” home. You’re wanting a full size house for cheap. Stop it. You need to be realistic. Go find a designer and contractor and build just a regular house.
When building a house my first consideration is safety and I always ask the "what if" scenario question. The original design where the bedroom is facing the kitchen is unsafe for me, what if the kitchen is on fire? Where is the scape route if your are in that bedroom.

I just have to comment, the idea of back to back bathrooms is not ridiculous, it is in fact the most practical for your budget because you will just need to have one plumbing and sewage lines, and if you want to make it feel like you have an en suite t&b, you simoly have to connect the first t&b to your master's bedroom, whilst you can make the one either commont to the 2nd and 3rd bedrooms. I think the Cubo teamjist missed on providing the proper context and story in order to enlighten you on their design considerations

MAY I suggest you try something.......... get yourself some string and ground pegs.....go to your plot of land and peg out the proposed building ...start with exterior wall........then peg out individual rooms as your plan shows sizes ........... when you have done this then you will get a better perspective of free space to which you have to move around in especially your living area and kitchen ........
The reason i suggest this is because having an oblong building then the total width must be seen after you partion off for bedroom/bathrooms only then you see truly the free space to live in and your kitchen area..............it is too late after built to wish the width was bigger........ for the sake of string and pegs it will give peace of mind before build that you can live with the space you will have ..........
If you can not peg out on the plot ....try use the beach as it might be quicker and easier to peg out ........

As someone in the construction and hardware business, you would have your house finished had you built it traditionally. There are a lot of new materials nowadays that can be easily assembled together w/ traditional materials. Also, based on friends' modular houses, they easily age even if you take good care of the module.

Usually when you opt for a predesigned houses the price for the whole project has been pre-estimated accordingly... If you decide to add something to the original design, then of course the original price will change and go up... To stay within the budget, something from the original design had to be knocked off... If you add a 2nd floor to the original bungalow design, the whole building might collapse unless you strengthen the load the foundation could carry which will cost you...
Have you gotten an estimate on leveling the grade for the pad?

I considered Cubo. They didn't cut the mustard. Got a local architect who designed an individual villa. Its beautiful. £40,000 well spent. Lovely garden. Will now get a swimming pool designed and installed. Local hard working Philippine workforce was paid and looked after well. Looks like you 2 will make a right dogs dinner if you stay with Cubo !
It depends on the weather. You did not say anything about materials....if for that price the house is build. People in the uk work hard - - - with that terrible weather and that strict system and the amount of poverty and psychological pain, disruptions and uncertainties in the UK. While The Philippines is flooded with foreign currencies, money coming in from abroad every month.... and make the country rich with all those people cheating on foreigners. Kubo house will not survive even half an odette. Do a bungalow style concrete home. There are contractors who offer installment plans.

It’s ok if you lose your outdoor deck you can always add on later when you have extra budget but anyways, the new layout you got now is as good as it was before with an extra bedroom for company to stay.

You can add the decking yourselves whenever you can afford it... Speaking as an architect, please reconsider passive design with lots of natural ventilation and using locally sourced materials like bamboo. Take some inspiration in places you've stayed at that you loved with verandahs, terraces, outdoor showers, bringing the outside in, etc. You shouldn't completely enclose yourselves behind four walls, you might as well be in the city. You should take advantage of what your land has to offer.
Any changes you specify will affect everything on the planning and build and will take more time and obviously money. You have to think adding a second floor will need more reinforcements to hold weights. There’s always an overrun on budget 30% or more….
Sorry to hear about the issues you are having. The construction industry in the Philippines have yet to be developed. There are many Engineers and Architects however they need the guidance of a professional firm, much like those in the West or in countries like Singapore.
I think the big mistakes you had is that you didn't seek the ginuine architect to build your dream house.
