Prices are going down and inventory is increasing, especially new builds. Price decrease is more important than interest rates.

You can't have a housing market with overpriced homes and high interest rates! Greed with the builders will cause the market to crash again.

Only HCAD is claiming that home / property prices are up in Houston over the past year. Nobody else is. Same with rents. I own apartment all over town and my rents are still essentially what they were in 2016--right before the oil price collapsed. Haven't increased a penny since then--and trust me, I've tried. Also, my vacancy has never been higher... in over 30 yrs. Don't believe the hype.

Want rude awakening? The average price of home in Houston is 340,000 dollars. Can you afford this? Here's the rule of thumb...you can afford a house if price is equivalent to roughly 2.6 years of your household income. Do math. Average income in Houston is 30,438 dollars...this (theoretically) will get you "home" with price tag of 79,138 dollars. Take into consideration your other living expenses, factoring inflation on food, services, and shelter continue to rise as US Dollar continues to be de-valued by American government, as national debt approaches 34 trillion dollars and nearly 213 trillion dollars in unfunded liabilities. Average American has 7,951 dollars in credit card debt, 1200 in savings (not me), and spends 119 dollars per month on cellphone service. Good luck.

Avg. single family home price is $412,161 and median price is $330,000. If you make $70,000 - $80,000 and have no revolving or installment debt, you can afford that at the current interest rates. Also city of Houston has a grant for $50k to buy a house. There are other assistance programs as well with income restrictions as high as $117,000. Buying a home is much more doable than most think.

Been looking into Texas lately and some areas 10sq miles have 100+ new home builds. Sitting with just a few pending. Turn on all home and close to 1000. Idk if I agree with this video. The market is looking like a bankruptcy storm is coming. Plus election year might freak some people out.

Depends where you’re buying. You’re not finding anything dropping around westheimer, galleria area , spring branch, bunker hill and memorial area. That markets has kept going up constantly. I see Alief is going to be the next hot spot, I’ve drove on some neighborhoods of Alief and have seen a lot of demolished homes to be built brand new large homes because of the large lot.

There have been people saying the market is going to crash since 2016. It is 2024 and still no crash. Before 2008, there had never even been a housing market "crash". It likely won't happen again for a long time.

You heard it here first folks: salesman says "it's time to buy". Take a look at the history of home values- go ahead, I'll wait. Now, where do you see it ever being flat for any extended period? Only two places, really- the crest, and at the bottom of the trough. Prices have been falling for over 2 months now. If you bought when this junk was published, you'd have paid more at closing, and more in interest rates. I'll not be tuning into KPRC ever again.
