This may be a bit smaller than some of the recent homes, but it’s a very good use of the space. I’d build it, as per the floor plan, with a basement. That would give lots of storage and free up so much space in the utility room by getting the furnace, water heater, etc in the basement. Part of it could even be made into another living space, if desired.
With hardwood floors or LVP throughout, a gas fireplace in the living room, and a change of the slider to either a smaller set of French doors or a smaller slider. I’d also change up the en suite in the master bdrm by taking out the tub, moving the wall of the entry to the bath back to be even with or nearly even with the entry to the closet, and rearranging the fixtures. This would really open up the bedroom and give enough space to actually have a seating area with a table. Yes, it shows one now, but there’s no bedroom furniture in there! If had a dresser and/or chest, you’d need to remove those chairs. By making the bath a bit smaller, you’d gain enough space to make a larger, more comfortable bedroom. For myself, the bathroom is a place I’m in and out of quickly and I don’t want to spend a lot of time. I’m a shower person and a tub is wasted on me. I definitely curl up with a blanket and my dog and watch TV or read in my bedroom now. It’s nice to relax without being in the main living area.
Lucinda I am the same way with the bathroom (in and out) just as long as it doesn’t feel like a box. So sign me up for more bedroom space or a larger closet.
Great ideas, my thoughts exactly. And I would have lighter color kitchen cabinets and put a freezer in the utility room.

Sounds good about the freezer. I’d have to see what cabinet options they have. I like that color, but it does seem a bit dark. I was toying in my mind with changing how that hallway wall and peninsula work, too, and that might definitely mean lighter cabinets!
Hi Tim The home has 3 Bedrooms 2 Bathrooms and over 1600 square feet. The Kitchen is simply Beautiful. With attached Garage. I would prefer if they could have a Office, but for $181,000 that's really a steal, Great Video 😀

Lovely functional and spacious home design. It gets extra points for having an actual foyer and coat closet. And generous windows and closets. Highly usable kitchen cooking triangle within a U design and nice pantry closet. Spacious master suite and bath. I could only add a vaulted ceiling to give it more volume. What's not to like!
This looks like a great family home.
There is definitely enough space in the master bath to create a water closet for that toilet, but other than that....I like it!

Hi Tim, Jen,and boys. I like the outside of this home. The inside is nice. I like the foyer. The layout is nice. The master bedroom is spacious. The bath is really nice. The other bedrooms are good for kids or company. The closets are a good size. I love the dining room and kitchen. I’d add all wood floors to every room. I’d put on metal roof and add wood burning fireplace. Plus a big front porch. My favorite feature is the kitchen cabinets. Great narration Tim. Thank you.

Good basic floorplan but could use a 2 foot wider laundry for more functionality, add 2 feet to the living to even out the length. Think I'd locate the slider outside of the dining rather than living (or maybe in between).
The faucets for the tub need to be off-centered otherwise cleaning would be tough...
B agreed I’d rather see the sliders off the dining room. Makes more sense to me
More space for laundry? Do people actually stand in the laundry room and fold clothes? Like seriously, I'm not being facetious when I ask...what do yall do in there that you need so much space?

Extra coat storage, boot and sports equipment storage; freezer; place to take off muddy boots; laundry sink for bathing dog, transplanting plants, washing hair, doing laundry plus a drain rack for handwashables and a wet dog. Window helps a lot so you can see better and it's less tedious to be in. Serious, useful reasons for a bigger laundry.

Nice enough home put a traditional fireplace in the living room and french style door and build like a set of column's with arch between to give a sense of separation of the dining area plus will give it a semi formal feel. Of course some nice solid surface floors. Rooms are a nice size and bath is nice but I don't need a tub so maybe a bit of rearranging And nice tiled shower.

Hey Timothy! I like that kitchen! I would change the color of the cabinets though. They are pretty, but I'd rather they weren't quite so dark. Don't need a dishwasher either, so remove it and put more cabinets. Like the pantry, but I would put wooden shelves in it and put them all the way to the top. I like the gas cook stove. Iwould Not have carpet in the Dining Room! Carpets only in the Living Room, Bedrooms, and my Library sitting area (once I set up that room!), not in the hallways either. We'd need to find somewhere to put in a butane or wood-burning fireplace in the living room. I would use one of the guest bedrooms as my Library Music Studio Office Room, and put a small sitting area by one of the windows with carpet only in that small area. Would like to have a butane fireplace in there too. The guest bathroom is nice. I am disappointed in the Master Bathroom though. That shower is a no-go and where the commode is sitting - no way! I'd have to sit sideways on it! Not comfortable at all. So as I need a handicapped tub we would just remove the shower and move the commode over there with an open floor between, and just put in a handicapped tub/shower combo where the present tub is. If there's enough room, might even put in a storage closet. Or a vanity counter or just put separate sinks - you know, his and hers. That counter and sinks in that bathroom I like, though it could be longer as there is room there by the tub. No place for a freezer in the house. Have to put it in the garage I guess. Probably build a storage unit in the garage as well. And build porches!! One at least enclosed, probably back where the sliding glass doors are. Nice place! Good video, Timothy!! God bless!

I just saw that whale bought at a Goodwill (or maybe a flea market?) on a reseller’s channel last week so I noticed it right away. I think it came from Hobby Lobby or Michael’s originally since there’s the matching little sign saying “relax” on the opposite wall.

How are the modular houses build different then regular houses ? Do they use cheaper floors, walls and roof or what makes them so inexpensive?

it's great that they show this home with the garage which is more than most manufactured homes would take the time to show. I just wish they had gone all the way with it and showed the real size of a real garage. the one that they have currently on the home is just strictly there for presentation. but it's deceptive when judging the roof perspective. because a real garage would come out much further at least by another 10 ft. unless you plan on having a smart car or something smaller parked in that so-called garage that is currently on display.

Not bad, I'll take this sized home 🏠 and layout anytime, the sized home 🏠 I like is that or bigger, just needs a fireplace.

This is a great floor plan! I would probably upgrade to some of the finishes in the Craftsman Cape Cod model by Heckaman Homes that you toured on June 6. QUESTION: Can these homes be built on basement foundations? If so, I would imagine that utilities could be located in a basement versus in the first-floor closets. Thank you for your excellent tours, Timothy! I check out your videos almost every day. You give great tours with just the proper amount of focus on the various features (not too short, not too long). And your vocal delivery is upbeat and inspiring. I appreciate being able to check out these homes with just the click of a mouse.

Hi Dale! Yes I think here that gigantic “linen” closet was would have been the stairs yes down to the basement. But maybe just closet on crawl space

I’m not impressed by this home but I still gave it a “like” just for your narrative of it Tim….. the flooring and cabinets are dark…. Too much for me!!! I would have to have a wood burning fireplace and I was impressed by the gas stove Tim!!! The outside of the house was impressive. Ali, I’d add another shelf in master closet on the short end of the rack.

Everything was nice …. Except that cheap shower and placement of the toilet. I think they could have designed that master bath much better and made a water closet and tiled shower.
Would want a walk in tile shower in the master bathroom and lighter colored cabinets. Otherwise I like it.
I would switch the dliding glass doors with the windows in the dining area and I would move the toilet over to make the shower bigger.
