    Hi I love watching your video even if I'm not from Ghana Me I'm haĩtian a long descendant afrcan. I wish my country was like Ghanabut that not the case so I can't go to Haiti now because of security and I'm sick I got to do dialysis treatment 3 days a week. Maybe if I got the chance to do a surgery for kidneyvI will visit your country even if I don't speak english. Me I speak french and creol. But if I have to live somewhere else than Canada I will chose a place who speak french because I'm to old to learn now my brain is not ready go to school aigin at my age.. You know I love listen music but I don't the singer are from Ghana like Ayra Star or Rema and others that I don't remember their name.     Love these properties. What I don't understand are these developers who leave the infrastructure up to the community members to pay for and maintain. You are a DEVELOPER and you should DEVELOP the community you charged people to come live in. The very least they can do is put in the bare bones which would be paved roads for people to get to their homes. Besides that small rant everything you show cased is beautiful.

      Thank you for the feedback. Developers usually have various modules.
      1. Serviced plots: the cost of infrastructure is quite high so a developer will have to add infrastructure cost to the plots they purchased from their grantors. However, the cost becomes so high that it becomes difficult for the middle class to purchase.
      2. Semi serviced: in this module, the cost of infrastructure is taken off the cost so that after the lease of the properties, Homeowners will come together and fund infrastructure with time. This allows low to middle income earners purchase and build infrastructure progressively. Thank you

      The concept is good in order to keep prices down which I understand. I currently live in a estate where the "developer" paved one road promising to have the whole community paved. Ive asked neighbours who have been in my community what the hell is going on and they said nothing has been touched in more than 6 years. This seems to be an unfortunate re occurrence I see in Ghana hence why Ghanaians don't put up any fight for having quality products bc their own people are screwing them over. Meanwhile from what neighbours said the developer is over in the USA living the high life with his mansion on his paved road.@@glennantwi5539

      The developers build , sell and run away with the profits. Government should not be responsible for the local traffic roads, it should be part of the development process and should be made part of local planning regulations. This is the practice in the west, minimal infrastructure local roads, power and water are first on the ground!

    One thing that makes me love my country Kenya are the trees. I have noted ghanaians are the most lovely people in west Africa and the country looks green but the trees are MIA.

      Educate folks about Aburi mountains - the massive climate change and destruction of the biodiversity, deforestation and agroforestry. Stop tree cutting and concrete walls around plot of land which is causing erosion, rockfalls, downstream flooding towards metropolitan Accra. The nature groundwater is gradually being polluted with residual contaminants and aquifers are being depleted. These are all due to uncontrolled estate development with massive ecological destruction. Cutting trees and destroying natural habitats. The mountains climate is changing and becoming warmer each year. Educate folks especially buyers and community about preserving the forest. Plant trees and avoid concrete walls around plots of lands.

    Aburi, Agymenti, Kitase, Berekuso townships are undergoing massive deforestation, cutting of trees, erosion, rockfalls and flooding downstream to Accra metropolitan area. This is due to uncontrolled estate and housing development. Developers and folks are cutting trees and building concrete walls around plots of land. No building permits etc.

      Thank you for this comment. ROYAL KINGDOM ESTATE IS NOT PROVIDING INFRASTRUCTURE TO LAND BUYERS/OWNERS.
      What Royal kingdom estate has done is the following:
      1. Provide litigation free Lands
      2. All our properties are registered not only with the Lands department but also with the Town and Country Planning Department
      3. Every Lot is demarcated on site so it’s easy to identify every lot
      4. We provide a 3D animated projection of the entire estate
      After the sale of the lots, Royal Kingdom Estate will put all Land Owners together into a Homeowner’s association. The independent association will draft their own rules and regulations, elect officers and progressively build infrastructure.
      This module enables everyone purchase the land first, build progressively and build the infrastructure gradually.
      This is a much cheaper model since a serviced plot here would be 4 times more expensive than the price being quoted for the bare land. Thank you

      @@glennantwi5539 …it needed to be explicit in the video that land buyers will contribute to build their own infrastructure. Most westerners would just assume infrastructure is part of the cost of land especially when you show 3D animation of the completed development.

      All the lands are lovely. It really depends on ur needs. The view is the closest one to Accra.
      So if you will need to go to Accra often then its your best bet.
      The next best one in terms of proximity to Accra is black star one. So it really depends

    The housing is cheap because of a lack of infrastructure. Infrastructure requires a significant upfront cost that these developers don't have. Home buyers should beware what they see is what they get. Public utilities and infrastructure will be lacking.

      A foreigner can be granted up to 50 years lease. If the foreigner is married to a native or becomes a citizen, they are entitled up to a maximum of 99years lease hold
      This is enshrined in the Land act 2020 of Ghana. Thank you

      It’s about 1 hour 20min from airport depending on traffic.

      Hi Henry,
      When you buy from us you get a purchase agreement,4 sets of certified site plans and 4 sets of indenture stamped at the High Court of Ghana. It does not come at an extra cost. It’s free
      We also register lands for our clients as well at a moderate cost if you require such service. Thank you
