Love these properties. What I don't understand are these developers who leave the infrastructure up to the community members to pay for and maintain. You are a DEVELOPER and you should DEVELOP the community you charged people to come live in. The very least they can do is put in the bare bones which would be paved roads for people to get to their homes. Besides that small rant everything you show cased is beautiful.

Serviced plots: the cost of infrastructure is quite high so a developer will have to add infrastructure cost to the plots they purchased from their grantors. However, the cost becomes so high that it becomes difficult for the middle class to purchase. 2. Semi serviced: in this module, the cost of infrastructure is taken off the cost so that after the lease of the properties, Homeowners will come together and fund infrastructure with time. This allows low to middle income earners purchase and build infrastructure progressively. Thank you
The concept is good in order to keep prices down which I understand. I currently live in a estate where the "developer" paved one road promising to have the whole community paved. Ive asked neighbours who have been in my community what the hell is going on and they said nothing has been touched in more than 6 years. This seems to be an unfortunate re occurrence I see in Ghana hence why Ghanaians don't put up any fight for having quality products bc their own people are screwing them over. Meanwhile from what neighbours said the developer is over in the USA living the high life with his mansion on his paved road.@@glennantwi5539
The developers build , sell and run away with the profits. Government should not be responsible for the local traffic roads, it should be part of the development process and should be made part of local planning regulations. This is the practice in the west, minimal infrastructure local roads, power and water are first on the ground!

The nature groundwater is gradually being polluted with residual contaminants and aquifers are being depleted. These are all due to uncontrolled estate development with massive ecological destruction. Cutting trees and destroying natural habitats. The mountains climate is changing and becoming warmer each year. Educate folks especially buyers and community about preserving the forest. Plant trees and avoid concrete walls around plots of lands.

All the lands are lovely. It really depends on ur needs. The view is the closest one to Accra. So if you will need to go to Accra often then its your best bet. The next best one in terms of proximity to Accra is black star one. So it really depends
The housing is cheap because of a lack of infrastructure. Infrastructure requires a significant upfront cost that these developers don't have. Home buyers should beware what they see is what they get. Public utilities and infrastructure will be lacking.
A foreigner can be granted up to 50 years lease. If the foreigner is married to a native or becomes a citizen, they are entitled up to a maximum of 99years lease hold This is enshrined in the Land act 2020 of Ghana. Thank you
