Kulang s natural lighting ang kusina at room2. Sana ung kitchen s pwesto ng room 3 para mas maliwanag at accessible s parking. Taliwas kasi ung lalakaran s kabilang side papuntang dirty kitchen. Medyo mahal din presyo nya pero sinagad kasi space s bakod kaya masikip at madilim.

This design didn’t make sense, where the kitchen is the second bedroom should have been. So after the person bathe they have to walk through the kitchen, living room and dining room to reach their bedroom. That’s not sensible. So all that kitchen and no laundry room. Senseless!

Lalo na kapag malapit na sa mga schools and university, hospitals.. highway. And regarding sa zonal value, which is commonly used for taxation purpose which slightly differs in general aspect kapag market value ang pinag uusapan. May appraisal po kasi yan.. at sa appraisal may mga factors po na kinoconsider. For example ang isang bahay na barong barong kapag tinabihan nang isang mall or any major establishment talagang tataas ang value at "Progression" po ang tawag dun.. vice versa kapag ang isang napakaganda at napakalaking bahay kapag pinalibutan nang mga bahay na barong barong magkakaroon nang tinatawag ma "Regression" kaya hnd cya mabebenta sa mas mataaa na price 🙂 to be specific located po pala sa Town & country subdivision ung project.. katabi lang nang chevalier school at ung hospital.. 500 meters distance ang main entrance gate papuntang mcarthur hiway, and marami pa cyang advantage na too many to mention 🙂

The price of a real estate property does not depend in the design and lot size but market value of an area affects the value. That's why price per sqm of a lot varies. For example a 200 sqm lot for sale in Metro Manila might be higher in total selling price than a 1 hectare of land in a rural area 😉. And another thing you cannot buy a 7 million house and lot in forbes. That's why its absurd to compare
