      billp4 in Alabama when you reach full retirement there is no property taxes as long as you live in the house they access every year.

    Generally you see very high property taxes when there is no state income tax or a low state income tax. Illinois has a low flat rate state income tax and very high property tax. Texas has no income tax but high property tax. California has very high state income tax rates but low property tax thanks to proposition 13. Since the 1970’s your property tax increase in California is capped at 1% making property taxes very low especially if you bought your home decades ago. That’s crazy that California has the more favorable and reasonable property tax policy compared to Texas.

    Taxes are insane mine went from 3,500 in 2016 to 6,020 in 2020 soon I might have to sell or knock my house down and live in a storage shed !

      I used to make jokes about mobile homes, but not anymore - but I now I say that I won't live in a "park".
      If you have a homestead exemption, Texas properties taxes can be deferred when you reach age 65, with an 8 percent interest accumulating on any portion of the property taxes which are not paid. Deferring taxes is not popular except for properties with relatively low value. The deferred taxes with interest are due at the death of the homeowner or the sale of the property, which means heirs have another probate issue.
      I think property taxes for persons aged 65 or older should be limited to a 1 percent increase per year, but that would lead to higher property taxes for those under 65. Escalating property taxes have the potential to become city killers as many people will elect to leave the city. Higher taxes will encourage gentrification, which isn't all bad - yet many older people won't be able to afford to remain in their homes.

      The upside is cities don't like to foreclose on empty lots. My Father owned an empty lot in South Fort Worth and hadn't paid property taxes in 15 years when he did in 2005 but the city never foreclosed. I ignored it in probate because I did not want to have to deal with it. It has now been 32 years and the city still has not foreclosed. But the lot has not gone to waste, the next door neighbor fenced it into his backyard and has a nice big free backyard because of it.

      Actually California has very low property taxes and the rates are incredibly low compared to Texas. However home values are higher in California and California also has a high state income tax. Texas property tax policy is more similar to Chicago, Illinois. Both are ridiculous.

    Property taxes should be the purchase price you buy at, you buy for 50,000.,taxed at 100,000., sell at 80,000., it's worth 80 tax man owes you for the 20,000 over payment.

    she is either lying or doesn't understand how it works, ive lived in my home for almost 50yrs, every few years the "appraised" value goes up, but for some reason when someone sells a home for more than its worth, to someone that can't afford it, they know they will eventually get the home back, but the value of our homes goes up because that person inflated the cost of the home he sold. you know what your home is worth, watch for homes around you being sold for outrageous prices, your taxes are going up.

    Homeowners need to realize it's not the appraisal district that raises taxes it is the taxing entities that do not adjust the tax rate. The appraisal district is just an observer in the process. If the value goes up 10% then the tax rate should go down by 10% so that the tax amount is even.

    An appraisal by Bexas county and banks is nothing like what a house sells for. My house appraises higher than I could ever sell it for.

    You dont own anything because once you can't pay taxes they will take your house away , if you truly want to live free with 3 meals a day paid medical a bed and a roof over your head and free education and a ton of free resources from the state you have to live in a prison , ironically people that are barely making it just to keep thier homes are prisoners to thier mortgage and taxes

    Texas isn’t a good place to retire from what I gather. Even it we don’t have state income Tax, our property tax is a lot higher than other states. Maybe time to retire in Florida or California 🤔

    Hawaii property tax is around .3%. Why? Because there are a lot less people who soak up public resources than on the mainland. You can't swim there. You can't hop a fence or hide in a car trunk to get there. You can't hike there.

    Here on probandt area taxes raised so the people who have been here forever can no longer pay their taxes so they can build apartments and condos just south of downtown they take half my mom's social security half for the year each year I believe it's HEB real estate that is pushing for the areas

    I know this is a sore subject... but what needs to happen if you don't want to be forced out of your home because you can't afford the tax increase is after a certain age and you retire the property taxes go away and a income tax replaces it... it would be cheaper on the older retired people to pay for income taxes and not have property taxes to worry about....

    Hahahaha who said my house is worth so much? Oh please. I replace part of a fence and that increases the value by oh say more than 25k?? This house hasn't been updated since 1978. When it was built.

    Thank you very much for bringing up the subject of property taxes .
    Here is my point in short sentences, I hope you will understand something there, do not hesitate to ask for clarifications or repetitions.
    1- it all started with the right given by Queen Victoria, the right to "incorporate new Municipality"
    2- In her wisdom, she had limited the right to tax real estate to 1% of the value of the property
    3-in other words, the Municipalities did not have the right to tax the value of a property at more than 1% (including school taxes)
    4-quickly it became a "tool" to dissuade a particular race or ethnic group to live in this or that neighborhood, by discreetly increasing this tax
    5-the most famous the most famous example for people like me who have studied the subject is the city of Detroit
    6-After the riots, to expel the African Americans from the city without violence, it was decided to increase them
    property taxes from 1 to 6 then 9% ... of the value of their property!
    7-This method was used in Quebec by Francophones to expel Anglophones from the Province.
    Passed land taxes from 1 to 1.5 and then 2% or 3% only on English-speaking farms and properties. This means that you cannot "hold" your property for more than one generation.

    Here is HOW Harris county appraisal district work : (1) GUESS WORK : appraisers sit in their office and guessed which home had major remodeling without visiting the property; then assigned the value; and it was always drastically higher than "market value" because they added some kind of "satanic up ward adjustment". (2) APPRAISAL REVIEW BOARD (ARB): If you file a "protest"; then ARP members (usually 3) will be acting as "BAD DOGS" of the county appraisal district.
