@@ToddC13 It's like here in Europe. The owner may not increase the rent by more than 10% per year. If he does this, he must notify the tenant in writing. If this happens, the tenant will notify the apartment owner in writing that he is acting against the law and that he was forced to report it to the Police. The tenant of the apartment really has to make a report to the Police, so the owner cannot evict him - terminate - the tenancy agreement. And then it takes at least a year in Europe for the court to resolve it. Above all, do not sign any new contract!!! The tenant's power is in the old contract. The power of the owner is in the new contract.
All correspondence always in your own hands - confirmation from the post office that the letter has been received. Always a copy of the letter to which you attach a confirmation from the post office that the addressee has received the letter.
It will end up +10% and the owner will have to pay all court costs (the tenant must ask the court that the owner pay all court costs because only the owner committed the illegal act.

Scotty I appreciate all your info and experience! I just watched the episode on the rotary engine. You very briefly mentioned a rotary valve engine. Does this type of engine exist today. I saw a video when I attended MMI back in 2002 where the engine oil rarely ever needed changing because the engine worked so efficently, the engine got phenominal fuel mileage and performance was incredible also. This was a piston type egine. But after that video was shown I never heatlrd another word about it. Did the originator/inventor get snuffed or something?

That Lucas transmission additive works well. They should make one for full synthetic transmission fluids.

Ha, my 2000 corolla hasn’t got an oil change in the 30,000km I’ve owned it, yet it does get 1L of oil every 3000-5000km. She runs great. I love the torque of this engine and shift programming. Excellent engineering!

I found the same thing with my one and only visit to a Costco store in Australia. There's another company that claims to be a wholesaler, because they have single item prices and bulk carton prices. Even their full cartons work out to be a lot more expensive than regular prices in supermarkets.

I own a 2002 Camry. V6. These are the make, model and year Scotty always refers to as the rock-solid super-dependable, reliable and durable cars. It has over 200K miles, still runs as it did when I got it (at 66,000 miles), uses no oil. The internals of the drive-train etc. are good for another 100K or so, since I do use the Scotty Kilmer recommended over-maintenance schedule since I owned it. And when it was new-to-me I agonized over every chip and scratch, washed twice a week and waxed it once a month no less. After all that time the cosmetic damage just added up how it does - the dark grey painted is peeled on top surfaces and every panel has some kind of damage. Nevertheless, the insides are what really count after all, so IDC how it looks and no immediate plans to dump it. Now 20 years later, something changed in my value system, none of this stuff bothers me anymore and good riddance to that OCD stuff - realizing I stopped caring about such things, is one of the most liberating feelings I have ever felt.

Same my 07 Yaris has bumps and scrapes, some hail damage, rear bumper has a small dent etc and I would wash it all the time, I was even parking away from other vehicles. I realized my car is kinda beat up on the outside so I just said f it with all that fine detailing stuff. I mean I still keep it clean but not all OCD about it. The inside will forever stay clean though haha

I used to use that stuff to stop a leak in the steering rack of a 92 Grand Am I got for $150 back in 2004/5 Worked great except it would cause the belt to squeal a little on the colder mornings here in Michigan. Drove that car from 156k to 137k miles before getting rid of it for worn and noisy timing chain guides. It did not work to stop the input shaft leak on my 4L60E trans in my Camaro.

In the 1970’s my high school buddies and a few dads rebuilt 351 Windsor engines. We lived in the Detroit Michigan area. My dad and a few other worked for Ford. Also a few GM engines too. Our new engines were tested on the famous Woodward Ave on the weekends. 13 mile and Woodward was Northwood shopping center where we hung out.
Unfortunately with the amount of salt Michigan used. Car bodies became biodegradable.
