Why are we using so much chemical in Ghana nowadays. I worry about the chemicals we put in building and long-term effects on our health. Our parents did not do that. My dad builded 40 years ago and has no problem. We just changed the roof last year. I'm very proud of you guys. The house looks good. 👍
Unfortunately you walk around and see so many issues with damp in homes which is a big issue. With research and technological advancements over the years this has been addressed and such products have been brought into the market to address this.
Damp and mould predominantly affect the airways and lungs. The respiratory effects of damp and mould can cause serious illness.

Are the burglar proof in the windows made with solid metal bars? Looks very nice.
Great success guys, will be good to put some primer or base painting to go on your plastering to keep it nice and well protected after your treated plastering or rendering. But i hope these waterproof chemicals don't have any expiration and react with the cement in future.
Yes we’re doing exactly this the whole external will get a white wash. Thanks for watching.

Hi thanks yes they done a great job.The plastering was completed by our own company PND Construction +233 257029792.
DPM and DPC is a major issue in our current Gh.
Yes it is and so sad to see when moving around as people just think covering lower walls with tiles will prevent. Unfortunately people still forget the joining tape which will result in issues. It’s about getting it all right the groundwork’s, filling and levels are essential parts.
what is the space left in between the fence wall for?

Was the Sika waterproof product used just at the base of the house? Are you planning to use the Sika product at any locations inside the house such as the bathrooms, laundry room or kitchen?
Hi the waterproof products are two as discussed in the video. We applied one to the bottom and one to the whole external.
We also used waterproof product for all the internal lower ground floor which we completed at the same time.
We will use Sika on the wet rooms on the upper floor. Thanks for watching.
I hope you guys have a caretaker because these scrap boys the can go there and cut those burglar proof bars to sell as scraps. I think you should have installed that security door just getting to completion because they may cause cosmetic damage to it during construction and you will have to tile or render your floor and his could be too low and the door may have to be removed and re-adjusted. Maybe an ordinary metal burglar proof style gate could have been installed temporary and to keep out squatters. I also noticed you sealed off your main entrance with blocks and didn't see any gate installed yet, am I right about that?
The temporary doors were set taking into consideration the finish floor level. We’re very thoughtful in bringing all the stages into one to prevent issues.
Yes the whole property is secure with locked doors and complete high fencing with rear gate. The entrance gate will be reinstalled at a later date. Thanks for watching
@@princenikki thanks. And I do remember hearing your husband mentioning the floor height being taken into consideration. I asked because these things saves money from any error corrections. Because in Ghana the guys always do things and later correct like chipping to the required height and all. I least expected this to happen but I thought you might have left and these were done, so I asked. But thanks for the response. Also how is the Asebu project going because that project is very interesting with the whole setup. I mean the apartment building

How much per 25lt sika cost in Ghana. Am planning to purchase from UK.
The 25l as at today’s price is ghc 1800. It’s a superior product and internationally renound for waterproofing.

plastering is for outside and rendering is for inside.
Rendering work is for external and plastering is for internal
We use the wording interchangeably Internationally external is ‘Rending’ but many in Ghana use the term ‘plastering.

This isn't waterproofing. Just because waterproofing additive has been used doesn't mean it's waterproof.
I am a structual waterproof/damproofing specialists.
Your exterior walls will crack within time, only 1 coat (thick) has been applied this isn't the right method to waterproof with sand and cement
What will be a better alternative?
@adilinusah the sand and cement is not the problem it's the application, method and techniques needed to carry out correct water prevention.
I'll give an example and this isn't me speaking about prince and nikki's property this just a generalisation. Also what this brilliant couple are doing is amazing.
if you have water issues it could be a number of reasons e.g.
The dpc in the block work has failed
The water table within the soil is rising slowly
Your house might be below ground level
The blocks might not be water tight (this is usually because construction works around africa are not using mixers to get a consistent mix in every block made, this leaves micro holes within the block when it dries.
So once you've identified the cause of where water is coming from u can decided what the best method is.
Another example.
Having movement joint with a tam/screed floor will help with rising damp and other water issues from coming up from your floor and loswer walls . This is all apart of the tanking system i mention.
Movement joints allows your house to move with the land and not against. It also seals your joints when adding new to existing block work, bricks, concrete etc
Tanking (water/damp proofing render system) this is a 3/4 step application process this will prevent penetration from water outside and create a water tight barrier
This method is not what you see workers doing.
(Each mix you make Is going to have different raitios when applying the 3/4 steps)
You would also use waterproofing additive within your material mixs. Also it's how much you put in. If you are not measuring your mixs you can mess up the material because it could dry to quick or make material sag/fall of the wall because it's so wet
Workers are putting one thick coat on and rubbing it up.
Issues with there method workers are using is that it will crack within time because the sand and cement does not have anything to bond to so it will end up blowing away from the wall.
The weather is another issue because it's so hot the cement will dry quicker then the small capillaries do not close properly. The material will go off to quickly and will give you a horrible look. Normally everyone paints it white to cover up these snags.
Each property is going to be different from what treatment it needs.
I have seen majority of people in africa using the 1 coat render, with painting waterproof paint at the bottom. Ther is nothing wrong with this but gaurented you will have problems maybe within 3months or 5years.
And repainting the waterproofing paint is hard work as you will have to sand down all the flakes and risdue etc before painting again.
I hope this helps yourself just a little bit of information inregards to your question I'm sorry it is anlong read and I haven't really given u a solution but as you can see it isn't a simple render over it and buy waterproofing additive it is a craft and artistry, it's very technical.
I am moving to Kenya at the beginning of 2025 and will be passing through ghana, Gambia and a few other places hoping to teach and show a alternative method/system to what hasnt been taught/shown in africa
