    Here are the seven things you should not do in Columbia, South Carolina:
    1. Assume You'll Have Public Water and Sewer Everywhere - Don't assume all homes have public water and sewer; many rural and older homes rely on septic tanks and well water. It's not necessarily a downside-many people prefer it-but it's something to prepare for.
    2. Disregard the HOA Rules - Living in a Homeowners Association neighborhood in South Carolina means playing by their rules. So, if you're not keen on adhering to specific fences, pools, and more regulations, it's best to avoid HOA neighborhoods altogether.
    3. Expect Street Lights on Every Road - Columbia has its fair share of dark, unlit roads, especially in the rural areas. Be prepared for roads without street lights, which can make driving at night difficult, especially in rural areas.
    4. Ignore Deer Signs - Deer is a standard sight on the roads in and around Columbia. Pay attention to deer crossing signs to avoid collisions and stay vigilant, especially when driving at night or in less populated areas.
    5. Underestimating the Power of Facebook Marketplace - In South Carolina, one person's junk is another person's treasure. You can quickly sell unwanted items on Facebook Marketplace, and county dumps are free for residents to use for items that are not selling.
    6. Assume Reliable Internet Everywhere - Think twice for those dreaming of a rural lifestyle but needing high-speed internet for work. While urban areas around Columbia have decent internet options, the further out you go, the spottier the service can get.
    7. Miss Out on Local Events - Columbia and its surroundings offer many activities. There's always something happening, from the Soda City Market to concerts at the Icehouse Amphitheater.

    Thank you Brandon for touching the topic, "Don't Isolate." I've watched other video content about people that relocate and share their stories. I'm a single guy healthy fit at 33 and feel ready for my next chapter in life. I been following your content for awhile now and really enjoy the ways you preach about SC man!!
    For me, I've owned my home just over a decade now and is luckily paid off!!! I have traveled through the Midlands of SC and have gotten a sense of calling. I'm a long outgrown from a small town in Nebraska, so..moving cross-country away from family and friends to a new area shall have its challenge. The ways you've covered SC in your videos, is inspiring man and helps my plans to relocate to SC!!

    The other day I saw a deer walking in front of a business in St Andrews on the frontage road that runs between Bush River Rd and St Andrews Rd.

    I like your video, I see you still have a West coast way of thinking.. Just because a house sales in one day doesn't mean the price was too high, it means someone could afford what you couldn't or they were the bigger sucker. LOL Be careful of these CZcams influencers, CZcams is a business and it doesn't have your best interested at heart.

      Haha thanks for the compliment turned trash talk..
      Many were called suckers when they bought a house in 2021.. I know I was ridiculed on here when I shared what the market was doing.. Yet those same buyers I helped, made the highest gains in real estate that we’ve ever seen.
      I simply share facts, so to say that means I don’t have someone’s best interest at heart, is a bit misleading.

    been watching your videos to get a great feel of the area. We are looking to move there very shortly. Any tips on the culture there that will get employers to call you? Coming from NYS I hear a lot that people won't call someone from NY.

      This depends on the industry but I have heard this more and more recently. I don't think it is per say NY, as much as it is out of state. They want you in town, before they hire you. Recently had someone from NY and once they had a local address, they were pretty much hired on the spot. I personally had the same struggle when we moved. This had let up a little in 21 and 22 when demand for employees was high, but sounds like the pendulum is shifting back.

    Hello Brandon, we are exploring the Upstate possibilities. I have a question regarding the realtor market there. I’ve did some looking and reached out to a company and was told I have to sign an agreement with them in order to get the needed information to do my search, and it is a binding agreement not allowing me to deal with ANY other realtor. Is that the norm up there. Thank you, Anthony

      I’m not gonna speak on behalf of another agents procedures and policies of when buyer agency is signed.
      With that said, buyer agency is required in the state of South Carolina. In the near future it will be required before any showings, across the country.

      Again, I’m not here to debate what other agencies are doing.
