Great video! For 2023, it’s hard to nail down specific predictions for the housing market is because it’s not yet clear how quickly or how much the Federal Reserve can bring down inflation and borrowing costs without tanking buyer demand for everything from homes to cars.
@Craig Daniels Given current recession pressures, it is unlikely that the stock will yield substantial returns in the near term. However, it may be a suitable investment opportunity. I will monitor market conditions and consider purchasing when there is an improvement in the relevant economic indicators, any idea which stocks this may be?
@Craig Daniels You are right! I diversified my 450K portfolio across various market with the aid of an investment coach, I have been able to generate a little bit above 750k in net profit within 2 years across high dividend yield stocks, ETF and bonds.

I love the video that you did about a year ago on the usda requirements. It was greatly detailed mentioning many different aspects. Please pay attention to Nicole’s comment about an emergency fund. Many, many homebuyers find issues despite a home inspection. Even with an insurance policy to cover the first year, there are deductibles and/or depreciation in most policies. Taxes or insurance can go up. You need the cushion.

Thank you! Very clear explanations with enough details for people to see if they might qualify. People also need to know, in cases I missed you saying it, they must live in their home for a year under FHA and most regular bank loans. If you sign the document saying you will and don’t, you can be brought up on Federal fraud charges. There are some exceptions, but buying another home as an investment isn’t one.

What I’ve noticed is no program ever mentions “new construction,” and I’m perplexed as to why… owning a lot, and wishing to build on it, doesn’t mean you’re well off, and isn’t easier to finance, especially if you owe on the land, yet even energy tax credits are specifically excluding new construction, giving no incentive to build green from scratch? Just seems like there’s an entire sector being neglected. Curious on your thoughts, or maybe programs do exist that I’m oblivious to? Look forward to some feedback :) Thank you!

Is there a way to combine a va loan with a good neighbor discount, or maybe a grant to help a veteran start farm in a rural area?

"States" qualify for the "good neighbors program"..... Google/realtor.....HR-- registered nurse ("company" ----> good neighbors program.....🤔)

I understand this video is old but just curious are co signers looked at when deciding if i buyer qualifies?
If co signer is not on the deed as part owner, just that a co signer will their income, DTI, & all of that matter if they have owned 1 hour or 20?
My bf bought a house and him & his mom & lender all ignored and said he doesnt qualify for any program i mentioned.
Can any of these be approved on a multi family and do they take into account the extra unit possible rent as income to the home owner?

I went to NF wouldn’t recommend too high of fees and interest rate was .79% higher than local lenders. I would highly recommend going to a local bank to start.
@@TheAS687 wouldn't that offset the down payment?
@@reejay2098 as a vet I was able to acquire a 1% dp with a local lender veteran program. Instead of 19k at closing I was still under at 17k and far lower monthly payments of roughly $300 less. Personal choice of course but personally I don’t recommend NF.

Can’t you roll in the closing cost in the loan , or do a seller concession if the house appraises ?
Yes you can! Both are possible as long as the house appraises for the sales price or higher!

For the Good neighbors loan, does it include 911 dispatchers?
So, according to my lender, I qualified for a grant of 7500 and 2500. Unfortunately the 7500 one is just so weird and complicated according to the loan officer due to little knowledge of using it. Do you any knowledge on this new 7500 grant? Thank you for everything you do.
