Question in mind.. if we go to villa then construction quality is major concern which most of Noida/Gr Noida builders are not providing and if we go for plots then it will definitely cross 1 Cr after building/constructions. can you suggest which is best options and my budget is 70-75Lac. Sector 145 is good option but due to 5% Kota kisan involved shouldnt we worried about Future dispute or what all precautions/ prechecks we need to perform if we are going to buy these 5% kota plot... Also that dump yard is major concern n this area.. Farmer/Authority have not reached conclusion as far as I am aware (despite what brokers tell there is no public information available) 2. Rates are very high 1.1-1.2L/sq m and almost all the sector plots are with investors looking for exit (and hoping that Noida CEO solves farmer issues that allows them to demand 1.5l/sqm) - high cash/white ratio as well so really hard on salaried class. 3. SO any one getting in now will pay a lot and will have to wait for sector to be developed for end users - do you forsee another investor round here (but that will face challenges with tonnes of investors already there who can exist at lower price-points) look forward to your sense - if not sec 145 what sector is better from investment pov (white investment)

Even I visited Purvanchal Royal while deciding to buy. There was lot of ho ho among agents but I decided against this project. Apartments are luxurious but whole sector and this complex as well looks like a concrete jungle. There is little park space as compared to number of houses all around. Forget about sun shine. Bit claustrophobic for me. Then I met purvanchal guy in the club office there. He quoted Rs 85 lacs for the apartment. After this, add registery cost and kitchen and wardrobes needs to be made. Overall very costly and unviable for investment purposes. However if you plant live there as main residence and if you like the ambience, then go for it. I didn't like it at all. I think they have mainly built a fountain- light- music park show along with apartments. I think people who like showy fancy stuff will like it initially. That's my view.
I live in Purvanchal and moved here just to experience before buying... I must say it's very congested.. I mean why in earth will you come to greater noida and still live in such a congested complex... Better try other options and it's not cheap also
Yamuna kai authority plots ka koi comparison en Kisan quota plots se nahi hai. Khud bol rahe ho abhi dispute chal raha hai aur khardne ko bol rahe ho. Ab noida ke projects mai distance from jewar airport highlighted hota hai. So Yamuna is the best option for Investment.
