The house is beautiful and designed nicely. I liked the way you took care the ramp for the aged mother.
My comments: The cost is bit higher with that size and basic standard finishing, as well, the kitchen is not highly equipped and there was existing house that helped to maintain the foundation partially. The ideal cost for completed house would be 2M - 2.3M. I guess the tiles of bathrooms not done well but may be the camera didnt show well.
I was so passionate about the marketed affordability of precast but im realizing it can not save cost comparing with blocks/ndarugo....precast can be alternative technology that saves time only. I believe if the client were used Ndarugo could have spent around 2M.
But still you are good to go and congratulations to you for the generous gift to your mother. I wish blessed life to Mama.
The choice of paint inside is lovely
The house is pretty. I love the entry porch, the tiles are lit, color selection and just the overall outcome.
The roofing is a little bit old school and the roofer didn't do a good work. For 3million I feel it is okey. You forgot the pavement though, around the house. I give you 6/10. Good work.

I want to build a house in Africa one day and I use a wheelchair it is very nice to see that the house is accessible with grab bars in restrooms and the ramp

The house is very beautiful but the tile finishing at the entrance and bathrooms is very poor and crooked.
What do you mean by crooked?
@@davidmuhia6118 the entrance steps are not straight and some of the tiles are laid slightly higher than the rest

Yes inclusive. For Eldoret, the transport cost would be slightly more
3M with standard finishes to a 100sqm house is a bit stretched. 30K per sqm. Should have been 2M thereabout.
I thought about the same thing but maybe the cost came by the transportation.
@@philipmwangi5270 house is in Gikambura, Kikuyu. Very close to all materials. Unless we get a breakdown, we might not know where 1M went to
20k per sq meter for such a finished house is quite ambitious and not practical even if you take all the shortcuts that exist
