Plus, if you need passive income pronto, commercial properties can deliver more swiftly than residential ones. Are you a business owner with a hefty deposit? You could also benefit!
    On the flip side, if you're a novice investor, commercial properties may not be the best choice right now due to their larger deposit requirements. Similarly, if you can't bear the risk of longer vacancy periods or if the high stakes and intricacies of commercial property seem daunting, you may want to hold off.

    I’m thinking of buying a commercial property as my first investment. Check with a mortgage broker and with equity in my house and a wage of 300k I can borrow up to 3 million quite easily. What would you recommend, commercial or residential still?
