- This is a tour of an 4x7 Meters Modern Small House with 2 bedroom, 1 bathroom and an open living room. The total living space of this 2 story house is 54sqm / 580sqft and the estimated cost is 350k to 1,2M Philippine Peso (approximately 19k usd) to BUILD it UNFURNISHED in Philippines and about 150k usd in U.S Price list (to BUILD it UNFURNISHED in U.S)

I love having a toilet on both floors. I don’t need 2bedrooms and would use the second one for additional closet and storage space
Yes if I was the owner it would only be one nice size bedroom the other space I would have dressers build in the wall and closets and maybe a daybed or desk

I think it was well planned out, great space, i think the space behind the house can house a pool . Very nice, it makes me happy ❤🎉
I think there is no need for a 2nd toilet area even though the idea of having it incorporated with the laundry is good in such a small house. However considering the lack of room in the kitchen for food to be stored, I would put the washing machine in one of the ground level cupboards in the kitchen and then utilize that whole room as a pantry to the side of the kitchen. I know people like to cater to guests with a downstairs loo but that place is far too small to be accommodating 2 bathroom areas. Also it said 1 bedroom but there are 2 so theoretically it could be a couple and 2 kids, meaning four living in such a small area. Although a well thought out plan with bunk beds, I still don't think this type of home is right for a family of 4. No room to grow and where would the kids play or do their homework? No this place is ideal for a couple alone and the 2nd bedroom could be used as a crafts room or a storage room. Another suggestion would be to add a carport onto the side but there is not much room on that piece of land. One other little thing noticed at the beginning of the video is that there is no railing to support people going up the stairs, especially in that lower area before turning. People have disabilities and some people are unfit and can lose their balance, so it is a safety issue to leave it that way. I do however like the design very much.
It looks like it's designed to be an air b&b.
I'd eliminate the upstairs sink & have a bathtub with handheld shower device😂

If this is a permanent residence (not AirBnB) would definitely need to rearrange things to accommodate clothing and storage. Would prefer the balcony room for the adults, scoot the bathroom way way back into the primary bedroom area, and eliminate the hallway. The remaining space in the rear would make a nice closet/storage area. The kids could sleep outside in a tent. ⛺️😅😊

Unless you're trying to cram a bunch of these houses together the second story just wastes space to create a stair case & a single bathroom is more practical as a one story living space

Für 4? Mit 2 Halbstarken😂; nicht auszudenken! Toilette neben der Küche! Keine Stauräume für Kleidung und Sonstiges! Wohin mit Vorräten, Putzgeräten etc.?
Jacken und Mäntel wirft man im Winter auf die Couch, wenn man von draußen kommt... da ist Platz.(?)
Da hat sich jemand ausgetobt, der noch nie einen Haushalt hatte!
Das ist etwas für Urlaub oder Übergang! Bei dauerhaft brauchen alle Mitbewohner psychologische Betreuung😬🤕

Put a fireplace under the tv. Combo washer/dryers are horrid. Clothes take forever to dry.

Even the prices of these houses are sky high. If you want to build something similar, they will be different for each country; not necessarily $9k.
