It’s an pretty amazing episode as we get to look back into Desa Parkcity history. Back then this project took the market by surprise with it’s new concept of gated and guarded homes around the Central Park.
To think about it, all these design features within this architecture was groundbreaking at that era. The living space is placed behind as the back alleys are treated, then the kitchen is placed at the front of the house connected via a void to the upper floor.
The setback would be the structural system. There are just so many kinks and corners around the house when we walk around. Also the phenomenon of Desa Parkcity being a tourism hotspot in the weekends, it gets really congested within the address.
The debate now would be RM 2.6mil for a old landed home versus a new apartment. Which one would you prefer?
DPC is a great place for landed homes but I will never part my RM2.7mil for an old house that looks like this with poor design. Either pay a million more for newer DPC parcels or go next door SPK which provides much much better layouts.
The asking price of 2.7 million for this ageing property with a very strange interior layout just doesn't make sense, even for private duelling purpose. Even the surrounding walkpaths in the area needs some serious maintenence works and updating too.😅
with 2.7mil for such an aging landed house and another 1mil at least for renovation...hmm... I might as well choose Setia Alam that is equally convenient.
It's aging but worth the money spent. This area at anytime you can dispose of at market rate or rent out at anytime..setia alam I don't think so.
Used to stay here, nice place. Now DPC is very packed due to the rapid development of many high-rises. Also most of the visitors to the lake area are not DPC residents, avoid during weekends. 😅
If its not located in Desaparkcity, this aging properties maybe can command 700k-800k only

For some reasons the common garden in the backyard doesn't seem very well maintained compared the Central Park area. It just feels rundown and a bit messy with the foliage treatment (or the lack thereof). Dunno why just feels a bit weird.
When you think 1.5 million is expensive to acquire this type of property, the market rate is at 2.7 million. Mind blowing!!🤯
Yes it's expensive now..down the road another 15years it might cost 4 million.

@@thecalvinleong I dunno what's is going to look like. But this is one of the investments that I think you will not need to worry about. At any time these property you can dispose of at market rate or rent out

i think there will be little demand at 4 million. rent out wont be worthy for thr price tag. you will have to hold to it until you pass.
Real landed that command 900-1k psf in dpc are Zenia, breezeway, Amelia, and Adora (due to small size). Casaman and mansion are different league.
Traffic during weekend is not as bad as claimed here definitely not jam in and jam out, but waterfront and its main carpark is indeed crowded.
I stay in Nadia condo! You were standing right next to my car when you did the opening intro! I absolutely love nadia for its location within DPC. Super super convenient.

@@iherng thanks for visiting nadia. The condo is aging actually and those who are used to more modern amenities may not find it that appealing. But for us, we are happy and contented to call this home.
Like someone here said, the maintenance of the landscape within Nadia looks not so attractive. Also, the front room due to low height really spoils everything.
The front room height is normal, just the entrance of the room has low ceiling. And it is meant to be the maid room.
For 1.5mil in 2023, you can still get subsale landed freehold in mature neighborhood like PJ. DSP township is nice but looking at the house interior layout from this video, it's kinda turn off for me personally. Because it's strata, I can't change the facade of the house.
Looks like a lot of renovation required. Market spoilt by Simedarby and setia alam design already.
Stairs in the middle concerned a lot of space
21:08 Exactly the same conversations my parents had when they bought a new Kepong landed house at around the same time this project came about. Nobody in their right mind at that time saw potential in a landed house near an ex mining pool or quarry what more to pay maintenance every month. Look at the appreciation 20years later.
My parents house was RM450,000 due to big built up but now only appreciated to RM1.2mil-1.4mil.

The house is small on every section, paying 2.7mil for small section...omg look at the kitchen, so small worst than a bangla shared kitchen....then owner can keep till become antique.

The neighborhood is nice. But the house is not and grossly expensive which I don’t understand at all

Omg, i always hv the same thought when i see alot ppl in shopping malls, park, cafe on a weekday, like really duneed to work meh? Sommore mostly youngsters. Msia alot rich ppl 😂
i remember how nice and windy DPC used to be when it first came up... then once the high rises came in, it seemed like the climate totally changed and became super stuffy. i think if i was an OG unit owner there, i would have sold and moved out by now due to the amount of human traffic XD kudos to the owner tho. 2.6mil can have alot of other options di!

Beautiful! The common areas around these houses remind me of a resort..
1 more attraction is its pet friendly. Weekend will be crowded with owners taking pets for outing.

A lot of people here said, wah 2.7mil landed house..so small, so old....crazy price! They forgot, is not about the house itself, as iherng emphasize, the buyer is buying into the overall garden concept, the community and location convenience it offers ( For own stay purposes ya).
my immediate neighbor stayed in Setia Eco park for a decade, but recently decided to move to landed Desa park city close to KL, although the house is much smaller, but location matters and the concept is pretty similar.
anyone know any DPC equivalent in JB?
Hmm, interesting. I don't think there are. The landed concepts in JB is clearly old individual titled homes in conventional layouts, and stratafied living townships by Ecoworld.

Buruknya rumah ini. Even the landscaping is not maintained well. Must be a 🤡 to pay 2.7M to live in this house. Not to mention additional cost needed for legal fees, stamp duty and renovations.

Looks terrible value for money, you save about rm1.5m just moving a stones throw away to Kepong. Very dated design for something built in 2006.
Try telling the LV buyer to save money using Bonia.
@@yeewei78 True. There will always be people that is willing to pay more for the status of the place they are living at. Hence, prices at Desa Park City will be higher than the neigbouring Manjalara area for example.
