Got my license and signed up with a small brokerage in September (Florida). I'm about to close on my first deal as a buyer'sagent. My broker is AMAZING! I don't plan on going back to a 9-5. I need to use my license to the fullest and find every avenue to make money. I actually want to do both buyers and sellers.

Thanks for the info. As an investor, how do you get a broker to hold your license if you won't be working as a traditional in office agent? What's in it for the broker?
I'm an agent in northern Virginia but have always been with a broker that will allow me to put my license with the firm on a part-time basis. I may sell 1or 2 houses a year from friends or referrals. It keeps me knowledgeable and I gain experience while I'm still at my job. But now that I'm retired I'm ready to invest and work with clients. I'm with a broker that doesn't take a cut. You have to stay away from the big name real estate companies to avoid the split. They are good for beginners. Once you're experienced, find a smaller boutique company to get your full commission and pay an admin fee for every deal. My admin fee is$550 for every deal that I sell. In my last transaction, I sold a condo for 290K. I got the lead from a loan officer I met one evening at Whole Foods and we just struck up a conversation. We exchanged bix cards. The commission on that sale was $8,700. I only paid the admin fee.

What’s the difference between having a license and with no license. I see wholesalers with no license makes more than a license agent? & wholesalers don’t need to pay thousands of money to take classes but pays for affordable programs?
