    I'm building a Adu right now, it has a 24'x24' garage, and 400 sq ft studio apartment. Total cost around 20k. It will rent for at least $800 per month.

      20k? A detached garage with an ADU above around 600 plus square feet will cost around $200k + in the Northeast. Where you getting a deal from?

    23:46 I'm always glad to hear the standard advice of living below your means, even if you suddenly inherited a ton of money. I managed to finally retire early last year, but still drive the same car I have since college. I believe that not getting an expensive car helped me in achieving this goal. My car's paint is terrible looking now, but that's about it. It runs fine because I've kept up the maintenance.

    Am I the only one pulling my hair out that they ignored the entire premise of the ADU question and went on a tangent about how to spend $210K. He said he had a way of doing it for 10-15% of the 210K
    He cannot buy a 400K property on build a house with $30,000. Really wanted hear a rational thought on that one too

      That’s not the worst it gets. McDonald’s is sending out ads to help people split fries at their chain. Like… maybe don’t get fries if you need to split to cost.

    I have an existing detached garage that I have pondered turning into an ADU. The more I ponder it the more I kind of just wanna jump at it. The sewer tie in isn’t far away(25 ft maybe), the electrical is already there, I would just have to move stuff out of there and get a contractor to look at it and wrap a drive way around.

    In my position I ditched the W2 and now I’m a fly fishing guide. So getting a new loan for another home isn’t going to be as easy as it used to be, this is why I am thinking ADU

      @@adrianwooten6848thanks a lot! I’m out here in Yosemite national park. I also picked up my 3rd property here, a 4bed 3 bath with a single story detached garage /shop and horse barn. I’m going to convert that two a two story ADU with the garage and shop on the front and the living quarters in the back with a loft/deck over the garage

    I am a mortgage loan officer and investor.
    Recasts are underrated. They are beneficial but depends on your personal goals.
    The way i look at a recast is the same i would look at an ROI.
    If interest rate is 6%, and dump $10,000 into a recast, your monthly savings are $116 which is about 13% roi (more cash flow) .. for simplicity I am not Ing the total interest you are saving over remaining of loan term.

    Hey guys.. I love the channel, keep up the good work. I have a quick question for you that I'm hoping you can answer. To get a HELOC, do you need to need to have a Job and show a source of income if you own all of your assets. In summary, I own my house (no mortgage), No loans on my cars, everything is paid off, and I have no debt whatsoever. I have 400k in stocks, plus a 401k, and IRA. I went to apply for a HELOC and I was approved, however, as I was waiting on the approval to come in, I was laid off from work. I'm not sure what impact this may or may not have.... Thoughts..?

    All home loans in Australia are line of credit, with redraw facilities. And all are variable interest rate. But you can lock the interest rate for up to 7 years at a time.
    It’s really convenient. Every few years I redraw my equity and buy another investment property.

    Great answers on the HELOC. One thing I don't quite understand.
    We need 70-80% LTV to open a HELOC on our property. Once achieved, the HELOC amount provided wasn't the remaining 20% but was a much smaller number. For example, I was offered $20k at 11% for a HELOC on my home valued at $425k with a loan balance of $318k. Why such a small amount?

    A heloc interest rate is never higher than an amortization scheduled interest rate it just looks higher. You have to know and understand the difference in the type of interest and how they work differently.

    5% on 200k you might find at a online only bank or you'll need more than 200k for a 5% rate. And those are cds not an money market account. 50k money market 4.25 and 150k at 4.65 cd is 8k+

    Does HELOC impact DTI ratio if you just have it opened and not using it?

      It’s case by case. Some lenders will consider a percentage of the total line amount as a monthly payment and others will not consider a payment if the balance is $0

    Yea I’m building an adu 749 sq feet and it’s only 150k, in California. So that seems way over priced even for a second story

    Is it true that if you have a HELOC, a lender will count the HELOC minimum payment into your debt to income ratio thus reducing your buying power even though you have not touched the HELOC?

    Recasting seems like a great option in a lot of situations and is probably a lot more relevant to the show's audience than David thinks, not everyone is trying to scale to 1000 units

    I spoke with a credit union in Okc (Tinker Credit Union) about a HELOCK and they said they require the HELOCK be your primary residence. Is that common?

      Yes but there are a few lenders that will do a heloc on an investment property.

      You can get a HELOC on investment property, but lenders view them as riskier, so the requirements are tougher. Looks like the credit union you spoke to avoids them altogether. You can get one in other places, but be prepared for things like higher credit score minimums, needing higher net worth, etc.

    Is it legal in NJ for a municipality to put a lien on a fthb 5 year residency "grant" on an owner occupied duplex??? I cannot get a HELOC due to this. I have been current on all bills, and I'm just getting started on my re journey - superbly annoying.
    Thank you for the incredibly helpful content. I've been a successful, cash positive landlord for 3 years with a beautiful amount of equity and I am hamstrung. Please help.

      I have a owner occupied duplex that I still have a mortgage on but it has alot of equity in it. My mortgage company told me Freddie and Fannie don't do home equity loans on duplexes. I never researched it but the guy sounded like he knew alot when I started drilling him with questions.

      Un/fortunately (?😅), that is not the case. Definitely the municipality, as I've reached out to multiple banks - it's my central NJ municipality. I'm at the point of analysis-paralysis/selling and starting over elsewhere.

      @Omoloya1 Yeah, I have considered selling mine and using the money to buy another owner occupied duplex and then a rental duplex. I just don't want to give up my 4% mortgage. I have the analysis paralysis problem as well lol. Good luck on your journey.

      Banks often offer a HELOC at no charge/no closing cost. Truist bank is who are used. Your credit line would be a percentage of your equity.

      @@islanderik right, I think they are thinking about fees associated with refinancing, but I was asking them to clarify to be sure. My HELOC changes $25 per year, but I guess that's only if you have a balance because I've had the HELOC for several years and have never been charged the fee or any other fee

      An ADU stands for Accessory Dwelling Unit, and refers to a unit like an in-law suite, usually attached to the main house.
