    Thank you for this video!! It was an excellent educational tool. My childhood neighborhood is going through gentrification and I needed this to help me understand how to help the older residents with their property.     1.THE GRANTOR IS THE RIGHTFUL AND HAS A LEGEL RIGHT TO TRANSFER
    2.THE PROPERTY IS FREE AND CLEAR OF OUTSTANDING LIENS,
    UNPAID TAXES,EASMENTS, ETC.
    3.THE TITLE IS CLEAR OF DEFECTS, SUCH AS
    ERRORS IN PUBLIC RECORD
    4.THE GRANTOR WILL DEFEND THE TITLE TO THE REAL ESTATE
    AGAINST THE CLAIMS OF ALL PERSONS
    5.THE GRANTOR WILL DO WHATEVER NECESSARY TO MAKE GOOD THE GRANTEE'S OWNERSHIP😊😊🎉🎉😊🎉

    PROPERTY IS FREE FROM LIENS OR OTHER CLAIMS AGAINST THE PROPERTY
    2.DO NOT CERTIFY THAT THE PROPERTY IS FREE OF ENCUMBRANCES
    3.DO NOT GUARANTEE THAT THE GRANTEE LEGALLY OWNS THE PROPERTY
