    Hello , i saw a video whr u have shown dscr as gross , net and av values and in formula we deduct dividend in numerator .
    What's the difference.. can we use that too
    I answered that formula in credit analysis interview but it was declared wrong ?

      Hi,
      This approach could very bank to bank.
      Banks who are very conservative, will be particular that while computing the cash available for servicing the debt (that is numerator), dividends should be deducted because to that extent profits are not available for paying principal.
      So this cannot be wrong. Just imagine the business has made a profit of hundred crore and out of which 30 cr is paid as dividend. It means now they have only 70cr profit left with for servicing the principal.
      In DSCR if you don’t deduct this 30cr in the numerator, are you not sending the information that hundred crore profit is available for servicing the debt? But what is available is only 70 cr.
      Hope this clarifies.

      Most of the public sector banks still follow Gross DSCR, Net DSCR & Avg DSCR

    Sir thanks for clearing my doubt.. when I solve case studies of dscr, I have come across a topic if post tax obligations is higher than non cash expense..debt service (denominator) is calculated using Total Debt Service = Interest + non cash expense + (Principal Repayment + Lease Repayment - Non Cash Expense) / (1-tax rate). Why Non cash expense is added to interest...I understand why non cash expense is deducted from principal obligation but I am confused why it is added to interest (we know non cash expense is not an obligation)..sir pls clarify this

      Non-cash expenses are subtracted while arriving at profit (like depreciation). Since we need cash profit to compare with the obligation we are doing reverse calculation.
      We start with PAT and add back non cash items to arrive at cash profit.

    Thank you for explaining such a great thing in simple terms sir... could you please explain DSCR when there is lease rental payments..Do we need to add lease rental to both numerator and denominator (given in book)..why we need to add lease rental to numerator..appearing for iibf CCP exam sir..

      Lease rental has both principal and an interest component. In the numerator, we have to split this EMI into principal and interest and add only the interest component and in the denominator, both interest and principal have to considered.
