Everybody knows that Real Estate is VERY local! If you want to know where & when the deals may be coming, you have to break the data down. If you are thinking about making a move to the Tampa, Florida area, this episode is a MUST WATCH!
In this episode, I take a close look at the supply of inventory in EVERY zip code in 3 Tampa Area counties to determine where & what types of housing has the MOST inventory. Don’t worry, I won’t go through all 124 zip codes individually…that would be boring 🥱 I will tell you which areas I am keeping an eye on for prices to decrease. Spoiler alert…it’s not in the popular suburbs 😢

I live in the south shore area and there is a ton of used houses for sale plus new houses available that have not been listed. You have to go to the builders office to get the info. In conclusion, the inventory is larger than we can see on the internet.

4 to 5 mo is a neutral market and 6 mo is a buyers market. Clearly all areas are trending toward higher inventories.

I love Sun City Center! I have a listing down there so I’ve been there a lot recently. It is a great 55+ community. Fees differ depending on neighborhood so you have to pay close attention to those. Happy to help you if you want more info!
