    Thanks for all the info. I’m going to list my master bedroom and bath on furnished finder. I’m moving into my spare room. I’m going through a divorce and I think this will help me supplement my income with the resources I already have. Thanks

      Sorry that it hasn’t worked for you. I listed my room and got my tenant the next day. She’s a biochemical engineer on an internship. So far it’s been great. I’m also talking to a medical student that is interested in my room when it becomes available in a couple of months. I didn’t pay a photographer because I can’t afford it yet but I took a few hours to take pictures with my iPhone when I had natural lighting during the day. Maybe look at your pictures and your bio you filled out about yourself? I tried to put a little of my personality in my bio. I hope this helps. I’m new at this as well. Don’t give up, change it up.

    Hello and thank you for your video. FYI I was charged a fee for Tenant Screening. It stated it was FREE but it was NOT. Please Advise in why they may have charged an additional fee? Maybe I clicked on something wrong. However after being listed for a week I was able to obtain my first tenant! 🎉

      Its free to the host, but it charges the tenant per adult.

    Dang only $1750 on airdna? Not worth it for all the work of a STR, glad you went the mid term model. I'm getting mine setup now, should be ready in November. Would you be open to rating my listing? Might be good content for your channel

    Great, Helpful Video! I have long term rentals, but I'm building out our first midterm right now. Am a nurse by background too. Do you have a list of items that you furnish in midterms? I've got the logical stuff like dishes, etc. I'm wondering about things like toilet paper, paper towels, garbage bags, coffee, etc. I'm not sure where that line is drawn btw short term and midterm supplies. Also, you mentioned about a week before your current tenant moves out, you are interviewing (?). Do you keep your property listed with the available date being when your current tenant is suppose to move out? From previous experience, I know that at the last minute, travel contracts can get renewed. Just wondering how you handle that? Thanks!!

      I've offered 10% off to repeat guests in the past. We don't give them anything for leaving us a review but we do start talking about the importance of a review from the beginning. "Looking forward to earning our 5 star review"

    The leads on furnished finders are cheap. Is that the case everywhere? They want everything & the kitchen sink for little to nothing smh 😞

    Hi Joshua and thanks so much for sharing your knowledge! Quick question. I have 6 STR's and often get 30-90 day stays but want to focus on Mid Term Stays. How do you keep a 90 day block open for a booking without blocking your calendar for short term stays and loosing money while waiting for that Mid term stay? Thanks so much for your time.

      It depends on which you prioritize. For our mid terms we prioritize 30+ and only have short term bookings direct or private

      We keep it pretty vague and short. Just a basic question of if they provide housing for their candidates.

      It would have to be included. Or else whose name would they be in? Having to turn on lights water and gas for a 3month stay will ensure nobody rents from you

    What’s the point of doing midterm if you are renting it for 2200? Might as well do long term

      @@JoshuaBaldovino interesting. But after your expenses if it’s short term. Instead of 2200 it would be say 1800. Then you are making 1000 dollars more each month renting it as midterm. And that is assuming you are back to back to back. At best it’s 1000/month more than long term. If you have gaps then it will be less than 1000/month. The only way I see it being worth it is if in this case you own a fourplex. And each unit as mid term will bring you in 1k more a month than long term. Then that’s probably worth your time. You would be getting 4k a month. That can be life changing money
