The owner makes profit out of the sum you've paid, and gives you back the deposit / lease once the agreement is done.
The problem with jeonse is that landlord can leverage a renter deposit money by buying another property. Usually by 2 years you have to return the deposit money. Problem is that bc property is hard to liquidate, landlord will have be in big trouble to repay multiple deposits. If landlord declares bankruptcy then almost all of the depositors will lose their money and will be on the hook. Jeonse is a flawed system and prob next to happen after evergrande situation.
