The problem with jeonse is that landlord can leverage a renter deposit money by buying another property. Usually by 2 years you have to return the deposit money. Problem is that bc property is hard to liquidate, landlord will have be in big trouble to repay multiple deposits. If landlord declares bankruptcy then almost all of the depositors will lose their money and will be on the hook. Jeonse is a flawed system and prob next to happen after evergrande situation.

Like u said, money depreciates over time, u cant invest the money in other things and if u wanna extend ur contract the houseowner is allowed to raise the jeonse by 4% so basically in those 2 years you'd be saving money for that jeonse raise. IF ur lucky, like I am, the houseowner is super nice and doesnt raise the jeonse and in that case u can stack up your savings like crazy. My owner hasnt raised it in 4 years so most of my earnings is pure savings
