    Ms Confidence, I love everything about your presentation and properties. However, I have one small problem: Kindly tell the builders to stop putting toilets inside living rooms. It should be in a hallway, or at least be behind a wall so that it doesn't open directly into the living room. Imagine doing number 2 and opening the toilet door with guests present in the living room. The stench would flood the place!
    As a guide there should be at least 2 doors between any toilet and the living room. The exception is an en-suite in a bedroom.

      Very well said. I felt the same with some new builds in Nigeria. Also the ante room or space is almost non existing and intruding into the living room. Certainly, our brilliant architects can improve this.

    Some people are haters, how could you not give a thumb up for this type of (not overpriced) buildings. These are very affordable compare to most houses in this same area. These are homes for the masses not multi billionaires. Very affordable and in a good location. I've started following your videos now and, God willing I'll be a owner of one of them sooner.

      Billy Michael shut up he’s completely correct imagine paying $82K for this rushed piece of shit. Look at where they put a whole for the stove you can’t even access it the doors are terrible. The architecture looks like something done by a 5 year old. This house is crap good luck to those who think it’s worth $82K

      That’s the problem with Nigerian homes, lack of attention to detail. Shabby finishings , the kitchen and bathrooms (which are the selling point of most homes in the developed world) are always a total disappointment. Doors awkwardly fitted, external “wardrobes” instead of properly built in closets which will make the rooms more spacious, homes having poor sound control (noise easily echoes), and worst of all, no green-space or proper landscaping, making the place hot and dusty.

      Billy Michael Bro are you actually deluded? These houses in Nigerian look good from the outside but the insides always disappoint! There’s always a bad placement of toilets and sinks to the point where it makes no sense and there’s no room at all. If ever been to the U.K. you’ll see that sometime they put toilets and sinks separately in different rooms to accommodate space so that people are comfortable but Nigerian architects will cram a sink a toilet a shower a bidet a stove all in one square metre room it’s honestly appalling.

      Agreed, but I hope most people realize this is reclaimed land that had no trees before. Like VGC it will fill in. What I think is more missing is common planted areas/parks etc.

      Concrete jungle. The developers have no appreciation for green spaces. In the developed world greenery and green spaces are a premium in all estates and prices reflect that. Sadly the developers dont understand and appreciate these concepts.

    Nigeria builders really needs to work on the bathroom and bedroom designs. How about building walk-in closets and storage cabinets/counters in the bathrooms. Not sure why washer is always in the kitchen and no dryer. Makes no sense.

      Everywhere in the world there are different price points for property and location matters. A one bedroom condo in NYC cost more that a 4 bedroom house in West Virginia. Also stop with the stereo types, All Nigerians are not poor and there is a market for these homes. The conversation should be around also having more low income housing offerings, not less of these types of homes. Nigeria has a 20 million home deficit and actually needs a lot more homes built regardless of market segment.

      This is a supply/demand issue, not corruption. Been watching the market since 2006 and the quality and delivery has matured to international standards. i am extremely proud of these guys and don't see this as a place to make politically negative and stereotypical comments. If you've been paying attention, you would notice that good quality low income options are starting to become available as these builders have matured their delivery models. Without the push towards international standards -which is always tested at the higher end- quality at all levels would still be subpar. I would like us to focus our comments on pushing for putting infrastructure in place to help these enterprising developers. That is what will ultimately reduce prices.

    Excellent looing development. Hat off to the vision of the developer. But what's the point in buying a luxury property in a place where you can't sleep soundly at night due to banditry and lawlessness, drive safely on quality tarred roads, live with 24/7 uninterrupted electricity or good maintenance culture? Those white washed houses will be terrible eye sores in a few years time as most of the owners would neither re-paint nor maintain them regularly. No thank you, I say. I won't buy any of them for N5M for these reasons, regardless of the quality of the build although I already noticed a few quality finish errors from what was displayed in this videomercial.

    The kitchen is small. Not enough space at the back or front of the house. Naija is a massive country not like England so land/space around houses should be generous!

    Affordable to which kind of Nigerian?
    What percentage of the adult population is in gainful employment/business?
    What percentage of that working percentage earns a decent enough salary to sustain a family?
    Nobody wants to rent for the rest of their lives, and every family deserves to have a secure roof over their heads.
    Walahi the pricing of property on the Naija market is just ridiculous.
