Watched the >1hr video of your renovation and was mesmerized by the sheer tenacity with which you tackle the build. I so wanted to offer a hand when you were pulling up that big beam for the roof. Congrats on your beautifully-renovated home. The views are fantastic.

80K for a house in that shape and in such a small village is pretty expensive. Most of the time you can find those houses for less than 50K.
That's what I thought as well. Even 50k for a zero-demand property in this condition is still steep. Resale value is unclear as well, so... I do like it, but damn...
Foreigner's tax.
really very expensive, but that is since the byer is a foreigner , if it was a local person the price should be around 30 - 40000 since nobody want to buy a house in that miserable shape, nice job who fixed the house , but only foreign people will do that.
@@santaclaus179 I don't think that's a really high tax, and he just has to live 183 days in Spain to not pay this tax.

@@moonbeeps I am not referring to the tax , since tax is normal to pay, I am mentioning that for a foreigner it is always more expensive , since local people abuse knowing that you are not aware of the real prices , regards from Mexico here In Mexico I am also a foreigner , when they see a person white skin, blue eyes and director of an international company , then prices are always higher haha

Great vlog Nate - and thanks for being so open and honest. For what you have, and what you want to do with it = what a bargain. A home and a business asset. I've admired this series from day1, especially the sweaty scenes getting rid of the rotting hay and pig excrement in a full respirator - reminds me of the time I renovated my first house from an abandoned wreck. Fascinating, I did a similar project in France about thirty years ago. I paid £11,000 including taxes for a 2 bed detached stone cottage. Another £23000 doing it up. I think prices have rocketed since then. Cant wait to see your place finished

Thanks so much Nate. I come from a Spanish background, and grew up in Australia. I have also thought about the rural exodus in Spain and considered the possibility of doing something similar.
Then Covid hit! While many people show themselves renovating on CZcams, your video has given me a precise number of strategies of how to go about it. Spanish bureacracy is difficult to deal with when one hails from a British system, but you were kind enough to clearly lay out the proceses involved. Just come across your channel, can’t wait to see the renovation process. I would suggest hooking up a decent hoover to your power tools to help with the dust, especially when chasing walls and floors. Beautiful location and good luck with the it all. 👍

I also watched your renovation video and that was really good, I was a bit stressed at parts where you damaged some structural areas but you probably have thought them thoroughly.
This is one of my plan B's (maybe in Geyikbayırı/Antalya/Turkey; also a rockclimbing and highline festival area) but in addition to the house price I'm also worried about renovation costs, is it possible maybe you make an addition video about that also? Your renovation seemed pretty nice and material quality looks well above average.

Probably right, but it's a price where I think it's worth it. +-10k euros after decades living somewhere becomes fairly irrelevant.
That's why it never sold before,Chances our if Nate sold it would be to Brit and they would see the value in it also and pay a realistic price like Nate did
80k gets you a tiny studio flat where i live in the uk lol. Much rather live where nate is

And another query as to the reno cost. I know most of the labor was "free" but I'm guessing another 65k at least, due to the roof and other$$$bits.
Appreciate hearing about your experience of buying in detail. (Watch out for the letter X - your bank is pronounced with an SH sound there ;) Most locals say NEE-AY for NIE, too.) I was surprised to hear that the seller can owe you your 'earnest money' ten percent back double. I've heard of deals that go south when the seller tries to fudge the price to dodge taxes and the buyer is stuck between something illegal or losing their money down. Sounds like a good lawyer is worth the investment.

I followed the same pathway 5 years ago.
Built a campervan from a Peugeot Boxer, toured around UK then France & Spain.
Blown away by Spain in the Valencia/Murcia region inland from Alicante.
Saw an off-grid property for renovation in rustic land on the side of a mountain surrounded by pine forest which hadn't been lived in for maybe 10 years.
Been here 4 years living & renovating.
Spend plenty of time now watching the squirrels & eagles.
Loved your video and a fair representation. Buying this type of property in Spain brings a whole new perspective on living, quality of life and what is important.

tax in Catalunya is roughly 10% of the paid price, then add the notary taxes (under 1k or so).
Awesome Nate, been watching your videos since you started your camper van conversion. I too did a conversion and then sold it when I saw how cheap houses are in Spain😂. I intend to buy a house and start my eco off grid dream early next year. Can't wait! Keep up the good work. 👍
Nice, sounds good. Renovation isn't cheap but even with that cost an awesome house here is still a hell of a lot cheaper than a shity one in the UK.

Thank you for the info. As of September 2021 that works out (if I did it correctly) to about $107k US dollars. Then add 4k hours and materials. Not exactly cheap but considering what you've created, like you said, and I agree, a house for a lifetime.
If you look at house prices in Europe at the moment (especially if you compare with the UK), he is getting a house which I would say is worth about 5 - 10 times what he has spent - in terms of quality of location, architecture, fittings, to get something comparable which is already on the market. Amazing achievement and brilliant investment.

2:20 might seem cheaper to rent in Spain compared to prices in other countries, but try renting with a salary from Spain...

Erm not sure, must be Americans renting and hanging phone contacts in Spain so should be possible
As an American you would have to get a visa to be in Spain. It's a little different but can be done. After 5 years of living here you can then apply for permanent residency
Have to assume that the 90K Euro to get it was matched by at least another 90K in materials to renovate. I mean, I assume that massive glass wall/door was 10K.
Big glass was 4k. Materials for build about 55k
I hadn’t quite realised how high the taxes are, and also the need for a bank draft. ( negotiable fee?) . Good explanation
I follow a couple on YT. They live in Spain and are into Vetiver Grass. They installed it on terraces to prevent erosion or hill slides. Animals also snack on it. Especially horses. You could look up videos “Vetiver Spain”

That is a beautiful place, thanks for the info. Agree, a property like that, especially with that view will cost over a million in the UK. So roughly, less than 100k got you all that, where I live, that wouldn't even pay for a flat. A normal 3 bedroom costs average 280k so very cheap and beautiful properties in the Spain.

Hi Nate. Having watched your renovation video just wondered what the deal was with building codes and things. Renovating in uk i had to get building inspector for structural things, some electrics couldn’t do yourself, fensa regs for windows, etc. You seem in the video to be able to just get on with it or did we just not see that side of it in the video?
