    I just moved from Corona to Menifee in November 2022, and I absolutely love it here!!! I saw the potential as well! It’s fresh, new, and just an overall exciting city to live in! Gated communities, parks, and lakes everywhere! It’s an absolutely beautiful city! You will be so glad that you purchased in the early stages of development!! In years to come, the homes will have tripled in value!! My thought process was to buy now, before I wouldn’t be able to later on down the road.

    You are wrong about the weather. Menifee gets HOT for months! We’ve lived here for 3 years. Also, these “special assessment” taxes are HORRIBLE. $1200/mo in property tax PLUS every couple years they slap on an EXTRA 6k! Nothing to do out here and it’s Super expensive to own a new home. Horrible place to live lol

      lol, I'm a resident of Menifee as well, yes summer months can get warm but not blistering hot, hot is above 95 which only 3-4 weeks out of the summer is that hot statistically.
      Also special assessments are high but not $1200 for everyone, it all depends on the price of the home.
      Also, I've been doing real estate for a while and never heard of an extra $6k being slapped on. You might be talking about supplemental taxes that's a one time thing once you buy a home your lender should have educated you on it.
      Also, it's affordable compared to coastal cities as I mentioned.
      However if it's a horrible places to live give me a call I can help sell your home.

    Don’t know if you mentioned this in your video, but a BIG negative of buying in Menifee is that most New or Newer housing tracts have MELO ROOS taxes which doubles your property tax (for 20 to 30 years). A $600K house will have property taxes of $1,200 PER MONTH or over $14,000 per year rather than $600 per month for older houses or many surrounding cities. Plus many of the new housing tracts along Newport round have TWO association fees that can total over $200 to $300 per month. Not unusual to have combined tax and association fee of over $1,500 per month BEFORE your mortgage and utilities and insurance. 😮

      It’s not double, but it can be hefty. Typically 1.9% if your purchase price on new homes. Resale homes don’t really have Mello Roos.
      Majority of menifee is newer without a doubt does have higher taxes. $500k home probably have $9500 taxes.

      Very small town, not much going on.
      You can go 5 mins south and be in Menifee a bit more lively if you have kiddos.
      What are the ages of the kids?

      I grew up in the borders sun city which was a retirement community. I believe it was incorporated into Menifee so it would be really the same you just may be a little farther from the Maine "downtown" Menifee areas. 10 min drive at most without traffic so again basically the same.

      @@LIVINGINSOUTHCALIFORNIA Florida is a fantastic place for a family with tons to do. Personally the humidity doesn’t bother me but I enjoy surfing, fishing, boating, and overall enjoy the tropical way of life. Florida also has no state income tax and an actual local government that protects and serves its citizens. I also love the fact that Florida has some of the most beautiful women and a climate that allows the regular use of a swimsuit. The IE on the other hand lacks in this department tremendously. Young ladies in most of Florida stay in shape and care about their appearance. In the IE, people don’t even walk to a grocery store much less around the block for 10 minutes.
      Growth in the IE has been lagging for many years. Many cities throughout Florida have significantly outpaced the IE in terms of economic growth, jobs, schools, superb entertainment and dining, and the availability of quality housing. Tampa and it’s suburbs as an example beats the IE quite easily on all fronts and can even cost less in some cases.
      Hurricanes can be seen in advance thanks to science and allows one to make preparations/arrangements. An earthquake or a wild fire on the other hand are impossible to predict. Florida is also very green while the IE is very brown. And let’s not forget about the rampant crime currently plaguing California. Those things will never be tolerated in Texas nor in Florida. I’m not saying that Florida is perfect, but for the same cost when compared to a home in the IE I’d rather own a Florida home. There are other reasons to list how a Florida city beats the IE but I think you catch my drift. Just my opinion based on the things mentioned above.

      @zex4591 I’m from SoCal born and raised and I would recommend you to get out of your bubble. Perhaps travel a bit more? Life is dull in the IE plain and simple. There’s a reason why people from around the world go to Florida. Can’t say the same about the IE. The IE isn’t even on a map haha
