Nook himself was an orphan too and he was also robbed of all his money by Redd who took him in as a kit.

This is quite the twist for the FNAF timeline, I've always suspected that Tom Nook was William Afton all along but never got around to put the pieces together so I went back to count animatronic toes like a fool, great job solving the deepest lore MatPat!

Matpat learning that bells are equivalent to the Japanese yen is strangely amusing to me.
It’s also worth considering that as a tanuki, all the furniture Tom Nook sells you in the entire series is nothing more than plain, ordinary leaves disguised to look like actual items. You all think you’re buying super expensive stuff, but it’s nothing more than yard trimmings with a little yokai magic mixed in. You can see the leaves when you pick up or place down a furniture item, it’s even his store logo!
This exactly! Nothing in your Animal Crossing town is real. That includes the houses. In truth, you're wandering around a deserted island with nothing on it hallucinating buildings, townsfolk, and everything else. But hey, that's just a theory. A GAME Theory!

The true craftmanship from a tanuki is unmatched. Plus it is completely renewable since leaves continue to grow off trees.
Something else to note. He's not just selling houses, he builds them for you. He's taking a complete loss on labor in the earlier games (newest one you do some building too of course)

My theory is that, Tom being a Tanuki, instead of a raccoon, might have thought about the dangers of the island and, being a tanuki himself, is simply using his supernatural abilities to keep the island completely safe. This is why, even if you fast-forward the clock 10,000 years in the future, everything is still completely fine regardless of what else might happen in the world,
That would explain a lot! Also, the fact that in those thousands of years the worse you get is bed head, and seemingly no one has aged.

Pretty sure Gajin Goomba already did a video on Tom Nook being a Tanuki. Even the animal crossing Wiki states his a Tanuki. Can't really; be a theory if it's already proven.

You are also forgetting that everything is bought THROUGH NOOK WITH NOOK'S CURRENCY. This means that you can only sell to him, can only buy through him, and the money is worthless outside of his island. He is running a closed network where he is basically ripping you off on countless levels.

I really wished you dived into Nook's backstory you get in Wild World after building a relationship with the Able Sisters. Particularly with Sable who’s sowing in the back. She and Nook are actually childhood friends and revealed that he was once conned when he moved to a big city to chase his dream.

I got on board the Animal Crossing train waaaaayyyy late and had always heard the tales of what a crook Tom was. I was surprised then when I actually started playing and found him not to be terrible at all and imo very fair with his upgrades and offers. Kept waiting for him to turn into an evil overlord, but has yet to happen.

Listen man. If tom nook can expand your house without you knowing, build an entire museum, build a clothes shop, a general market which has a seemingly infinite supply of wooden tools and DIY recipes, bridges, or an entire neighborhood in 24 GOD DAMN HOURS, I think he deserves the money, for both the house, and the insane labor.
The bells = Yan theory makes sense when you ponder it. Animal Crossing was made in Japan, so it kind of seems fitting.
This is strikingly similar to the way we bought our first house... super cheap, nice yard, decent starter home... cut to nearly 3 years later and we are dealing with a basement full of water and 2 windows and a garage door having been shot... I don't blame our realtor, and I am thankful we have a home, but I cannot WAIT to move eventually...

Its been 3 weeks give us part 3 already
Those measurements of the house being 900 sq ft make sense. I kept being frustrated that I could fit more in my IRL apartment (900 something sq ft) than I could in the huge house in the game. I always attributed it to the grid system & not being able to utilize the vertical space & bookcases as much as we should.

Even in New Leaf I remember you are making conversation with Rover about where you are moving! He doesn't make you expand either! You have to go ask him for it. Honestly, yeah, that is cheap. Japan is known for having "disposable homes," with the average home being demolished within 38 years of it being built, yet the price for housing is still fairly high.
Doing a little research, beachfront property in a popular beach destination in Japan (Miyakojima) gives the average buying price of $2185/m2 for a house in its suburbs and $3062/m2 square for an apartment in the city center so given a 91 sqm house, it would cost $198,835 (approximately ¥19,883,500) for a house in the suburbs up to $278,642 (¥27,864,200) for an apartment in the city.
I had also looked at the price for rental in the same city and averaging the cost per square meter the cost for renting a 91 sqm place for one year equates to roughly ¥1,173,900. Renting for 5 years will put you past the ¥5.6 million for an outright purchase.
In Japan you can’t really invest in real estate because the value depreciates and doesn’t inflate rapidly like many Western nations. You can get houses in remote areas for dirt cheap (in the scale of hundreds or thousands USD) and it’ll stay dirt cheap if you sell it.

Man I have watched so many of these that as soon as mat started singing Tom's praise I knew something was off lol
I really wish more theories were played straight. It takes a lot out of things when I come to the first wrap up of a video and without looking at the timestamp, still know the video isn't over because Matpat always makes his videos contain a reversal.

Yeah especially when the twist is just wrong. At least for me, if he donates 90% of his profit, it's not really a bad thing if he ends up making a lot of money. I mean, the player chooses to go to the island and get a house, and it's never said (that I know of) that the prices of later houses are upcharged, it's just assumed for the twist.
Someone else also said that he's magical and can protect the island from danger, and that if you go 1000 years into the future it's still fine in-game, but I didn't play the game so I'm not sure. If it is true though, then it completely debunks his twist too.

Could you make a theory of the game Crawl by Powerhoof? It’s a game where 4 psychopathic explorers find themselves trapped in a dungeon. Those four kill each other in the beginning, but the 3 survivors become ghosts and can possess traps and monsters to attempt to kill the human and regain their humanity. It has very interesting randomized “lore quotes” at the beginning of every game.
Example: there’s 4 humans all wielding a knife, they’re arranged in a diamond all staring at each other. The narrator says: “How did we end up here? So far from home in this morbid, terrible place…. These wretched companions were all to blame!” Then the fight to the death occurs.
