Here is math for Villa vs Flat (should have explained the context more)
1] You buy a Villa, the land prices go up by 10%, your villa price goes up by 10%
This is simple.
[2] You buy a flat in a building (let's say 10 apartments in that building; you have a proportionate share), the land prices go up by 10%.
Your apartment price appreciates by (10/10=1%)
Here is how the math actually plays out:
- The usual price difference on Sq Ft basis is X:2X for flats: villas. Meaning: flats are usually prices half that of villas on per Sq Mtr/Sq Ft basis. Not 1/10th at the time of buying.
- Usually if the villas are getting sold at 1L/Sq Mtr, the flat there would be priced at 50K/Sq Mtr
- Add to this: that the supply of Flats can go up faster > compared to Villas
- And, at the time of selling (your flat), there is no unique proposition
Therefore, a rough math that practically works out is land price up by 10%, your flat price goes up by 1%
[3] An apartment is supposed to be a high 'rental yield' asset. Or a consumption asset. And, a villa/land is supposed to be a high 'overall return' asset.
Don't confuse the two.
Real Estate investing is NOT bad. Provided, you get the basics right.
It is funny to see people buying poor quality flats from big builders. And, then bashing the returns on Real Estate.

If you are someone who earns less than 12lakhs a year. All these videos won't make you huge corpus. You will need to build business to earn in the order of crores and that's when you think about actively or passively managing your funds and diversifying it. Otherwise it won't even make a scratch in your portfolio.
I started my investment with Rs 2,00,000 and build my portfolio over the last 8 years worth 75 Lakhs. Any small amount and the power of compounding growth in the equity market is immense and only regret of not investing more money over the years. Don’t worry about how much you have. Starting to invest is a key to success is a learning.
Exactly the mentality of Indians which makes them stay as the permanent middle class. I don't earn much, as I am in a govt job. Have income in the range you mentioned, but I still have built a portfolio of almost 1 cr, diversified across various sectors. If you keep thinking and never start investing, you will keep staying in your current state.

Last week I tried to do some futures trade in crypto and I ended up with 5k loss in 7k margin, even though I went in will all my homework done 😅, anyway I also tried option trading in past there also I made something around 5-10k loss, this I don't think trading is mentioned for me. Anyway after that I started investing and my investments have made me massive returns I invest in stocks, mf and crypto majorly. I have been watching your videos for some couple of months and they are very informative and entertaining.

2024 is really surprising me now that AWMTGPT hit the road. After all these years of barely reading anything good I was usually just shutting down any type of media influence as much as I can but this brings back good lights and it should give hope to some of you that no matter what is going on in the world at the end something good comes to surface
