When I saw this listing I thought it was 720 Alta (we toured it 4-5 years ago and offered 19M but got turned down). They are so similar, 720 also was massive but it felt really cozy, the kitchen is the same, guest living room is the same, stairwell is the same and so is the basement. One big flaw that property had was that there were high rise apartments behind it and they basically stare right into the backyard.
Ya that would be problem, sierra tower the 9000 building soho house,…. They all look right down on the 700 blocks of Alta and sierra
Thank you Arvin. Great video. I also agreed that this interior is perfect. The price for this size, quality, and amenities in the Flats seems reasonable, knowing it will probably go for a bit less. The exterior styling when I first saw it seemed a bit off, but it has grown on me. Whether that's a good thing or not I don't know. LOL!
Ya,The inside is just so good, on the outside they could have done better, but still decent, they need to hedge that exposed side asap

Great video. Is it a noisy street? Even with the privacy hedges will it still not feel very private?
No its really not a noisy street, the hedge should do the trick, the only concern would be the hedge blocking the light for the light well in the basement, so you would have to go tall in some areas and a little shorter in other areas to reduce noise and increase privacy while keeping the natural light for the basement. any other questions?

Cause you get above 11,000 sqft of flat land in Beverly hills and very close to Rodeo and all other retail. In the hills of BH the same house with the same amount of flat land + view will cost you 3X
