    Very poor infrastructure, in next 10 to 15 years people will leave Pune . Development is very unorganised. PMC is so corrupt. High property taxes but no facilities

      @@kishenmilaney First of all, thanks for such a comprehensive video. Due to heavy criticism of PMC, I see some efforts, but Pune is still lagging. I hope things improve at a faster pace. Please keep us posted on the ring road development. I really liked your video on it that you posted few months back. Regards

      I think you should live in other major cities and then comment. Infra issues are there in every major city. Pune is growing is even faster now in terms of IT.

      @@7001nikhil I have travelled across India. Go to Delhi/NCR and check out the infrastructure and roads. It's incomprable.From Kashmir to Kanyakumari, you will see good roads. Even remote areas in India have better roads than Pune. There's too much corruption in PMC and government authorities here. Now we are seeing some action maybe 30 to 40% of expected. This means that authorities should atleast double the speed to keep up with the housing and corporate development. Pune and Bangalore are slowest cities in terms of traffic globally. Even Mumbai and Delhi are faster, eventhough they have 10 times more people.

      @@nishantb80 Delhi-NCR infra is managed by central govt. Central govt is pumping lacs of crore in NCR. How much it is investing in Pune? Mumbai is also a capital city so state govts whole focus is on Mumbai for infra development. Both center & state aren’t investing in Pune’s infra. Blr has poor infra compared to Pune still it is attracting investments. Same is happening with Pune, Pune will continue to grow. Yes common people like us will continue to suffer unless state govt don’t take it seriously.

    Sir Hinjewadi, wakad, poonawale, thathwade, ravet. Pls explore these locations and let us know which is better. Bcoz most of the companies shifted near to highway. Also WTC, EON construction are in progress near wakad. Pls make one episode on that it's really helpful for all of us.

      EON is under construction. WTC Is on hold. Once EON is operational, you will see more IT parks in Wakad, Tathawade, Punawale

    basic problem that I see is dearth of basic services like water, electricity, road etc. in the major part of the city. Pune not being state capital has many issues with law and order as well. I am not very bullish on the city as it's maxing out it's advantages.

    Prices are hiked but not backed by fundamentals.Baner me price hai to infrastructure hai ya ban raha hai.What about thathwade, punawale, kiwale,no infrastructure present to support the current prices.

    I feel pune is not good for long term investment as it is having to much dependency on IT as other industries was before also in pune. I personally lived in pune for long but nothing beats cities like Mumbai in investment as its not dependent on any industry.

      That’s a nice perception Shubham and I also agree that no city can come close to Mimbai when it comes to money, that’s why it is known as Financial Capital of India, my Video Mumbai’s Investment Secrets gives a complete insight about it. But Pune too is one of the promising cities of India and already on world map, no one can take away this from it.

    Very poor infrastructure in road water issue, high heat during summer
    I don’t think it’s old pune any more builders are only selling dreams to customers but at the end it’s buyer who suffer
    Go and check civic conditions even near to big builder’s project
    Most of builders are now doing mis selling to buyer with false promises

      Hi Pawan, I Agree with you on infra, it’s not a secret anymore, check my comments section and you will find many.
      Wrt builders /developers, it’s time the buyer acts wisely and not fall into any trap, MahaRERA is the watchdog but our safety has to be in our hands. Besides, a few builders may behave this way which spoils name of other builders also.
      I hope you get a better perspective from this. I appreciate your comments though 👍

      @@kishenmilaney maharera is not independent anymore it’s already driven by builder in most of cases and buyer who is working in IT or automotive companies don’t have energy and time to fought with builder so ultimately it’s a loss for buyer
      Builders are charging the price of apartments which is already ahead of 3 years so buyer will also not see any increase in price if he goes for selling it

      Hinjewadi as an investment, it's always best. Because of high rental yield, but not for living with family. 99% neighbors would be only bachelors.

      @@berrynut7035Main issues with Hinjawadi Phase 2 is water availability and power cuts due to Gram Panchayat. Metro will ease traffic congestions in Hinjawadi.
