    1. Don't rely solely on property portals: While property portals provide access to many properties, the data on these platforms may be unreliable. Some agents use portals as lead magnets by listing properties that don't exist or no longer available. It is recommended to verify information with a local agent.
    2. Choose a trusted agent: Working with one agent who has access to a shared database of properties can simplify the search process. This system, known as a multi-listing system (MLS), allows agents to provide access to listings from other agents on the coast.
    3. Ensure the chosen agent has access to the entire market: Ask the agent if they can show listings from other agents as well. Some agents may only show their own listings to maximize their commissions.
    4. Get mortgage pre-approval: Even if you don't plan on getting a mortgage, it is advised to get pre-approval to determine your budget before beginning the search. This helps avoid losing out on properties because of delayed financing.
    5. Budget for additional costs: Apart from the property price, there are additional fees and taxes involved. For resale properties, budget around 10% for transfer tax, legal fees, land registry fees, and notary fees. New developments may have slightly higher costs, including VAT and stamped duty. Following these five tips can help individuals make informed decisions and avoid potential pitfalls when buying property in Spain.

    Don't sign any viewing papers with agents unless it states they will match the price of any other agent. listing the same property.
    Fiber Optic is vastly superior to WiMax or ADSL so If internet is important check that it has Fiber.
    Check out so see if any farms are nearby because being near a pig farms for example can result in a lot more flies being around.

    I found the same flat listed on two different portals, by the same agent and using the exact same pictures, however the flat was listed a two different address. After doing some google street research I was able to get the exact location of the flat which was not in the desirable location advertised on one of the portals, but in a less desirable location listed on the other portal.

    Hello, great video thank you. Where is best to find the pre approval… I’m not strong with Spanish and I.e Santander is in Spanish when I try it

      Yes, absolutely, but better to use a mortgage broker who can introduce you to the more US-friendly lenders.

    You may never know the value of that little money you have until you go bankrupt the bad experience I had last year really made me feel our school curriculum should have more financial literacy and education... It is never enough to have a good job, a huge salary and all the luxuries at your disposal,... But putting some money aside and investing it wisely is never a bad idea,... I learned to invest, no matter how small but life really taught me the hard way.... Investing gives you an edge over tomorrow.... I hope everyone learns too
