  • Hi, I'm Paul Whiffin from ATSPACE, and today I'm be asking a very common question we get from most of our customers when they booking in is "At what stage do I need my air tests carried out?" So what stage of the build so really legally we should be carrying out the airtightness testing or air leakage testing or air pressure testing or an air test at basically, at the end of the build. Before the occupier moves in really, so we understand what the air leakage is right, and it's only fair to the person who lives in the property knows what the leakage is at that point, as opposed to us carrying out at second fixed stage when things are half-finished sparks and plumbers are still buzzing holes in walls, and we aren't getting an accurate result. So that's quite important. A bit of advice that we can get away with do not put down the carpet before the air leakage test. This gives us a chance if you do fail your leakage test to go around and quickly seal up skirting boards or whatever is required to be done to get it through the test. A bit of advice for people which are trying to get who get a more stringent target for their SAP calculation something underneath for 4,3, 2 or passive house which is 0.6 Air Changes an Hour you really do need to invest in Pre- Formal test.
    That means us, coming out halfway through the build at first fix stage depending on if it's a timber frame with timber frame you want your VCL carried out or your external windows and doors fitted. And we can establish any leakage rate through the VCL. If its block and brick you really want the
    plasterboards on the walls, and other tails hanging out, and then get in there to establish the leakage rate then, this really eliminate any craziness at the end of the build, where people are thrashing around silicone, caulk, expandable foam, just to get past this airtightness test. This is not a good practice absolute nightmare, to be honest. But still, it's all fun and games.
