Believe it or not she is correct . A bank does not own the home. The bank or mortgage company owns an interest in the property and the mortgage note itself - but the lender does not own your house. Your home is considered collateral for the mortgage loan. So technically you own the home

In the military, I purchased a home (age 27) with a 0 down VA LOAN (in Cali) and making 50k with a homemaking wife and 4 kids. I now make 6 figures (after taxes and deductions)... NO DEGREES, just a degree of work ethic and grit.

First of all, where can you find a $125,000 house?
Second, if the sellers know that the government is giving you $25,000, the cost of this house will go up by $25,000.
This “housing idea” is what caused the housing crash of 2007-2008 because the GOVERNMENT came in and told lenders that they HAD to give out loans to people who couldn’t afford them and then the buyers couldn’t pay their mortgages.
Good Point, but as you may recall, the Democrats got a delayed Minimum Wage Bill passed which went from $5.15 to $7.50. Most of theses homes were made for people working at $5.15/hour. When the new minimum wage went into effect many were let go, so what they were managing on $5.15 when you are earning nothing they could not pay (as you noted.) Then with all the houses on the market property values plummeted and many others who had bought a second house were upside down and could not sell them. A lot of money changed hands.
That wasn’t the government that told them to do that. It was hedge fund managers trading in mortgage securities.

$25k is nothing for homeownership. Homeownership is more than a down payment. You have to pay insurance, taxes, maintenance, etc.... If you cant do it on your own, how are you going to do it with leas than 10% down payment.
In California, the average home, condo, or townhouse cost is over $500k. So $25k go towards a down payment is nothing.

1. Credit score must be 660 + with no bad dings on credit report, like defaults, charge offs, late payments
2. Credit must show a payment history, like car payment/credit card payment.
3. Any judgments or liens must be paid up prior.
4. Debt to income ratio
5. Must have employment history of 1 year +
A person can make it thru the pre-qualification process and still be denied through the purchasing process. The underwriters will make sure there's no liability to default on payments.
You can go to 580 on fha up to 4 units with 3.5% down and 620 conventional with 3% on single and 5% on 2-4 unit. 3-4 units, you need roughly 3x mortgage payment in reserves.. on single, no reserves unless you own another home. 660 is best to be over for rates, but you can go much lower. I have been a loan officer for 10 years. I’d never let someone get approved and then denied with underwriting. That’s a terrible loan officer.
There’s ever a $0 down usda loan outside of city limits that’s a wonderful loan. Credit at 620 and there are income limits.. you can Google all of it.. it’s a really great loan.. they say rural, but many homes qualify if not in city limits. If any of you have questions.. @ruthreuter9813 No, you can not for FHA. I've had 2 FHA loans in my lifetime. My previous house bought 2013 - 2016, and my current home bought 2019 - present. You need $660 +. A person can qualify for an FHA loan again if 5 plus years between (use to be 2 years) the previous FHA loan. Also, it's a 5% interest rate. You are giving people false dreams with misinformation. If you are approved with 580, you'll be paying double in mortgage payment. Otherwise, you won't be looked at with a 580 score. Google is misleading.
Last, I’m licensed in 30 states. You are 100% incorrect. FHA is 3.5% and you need a 580. I just approved 2x in the last month and am closing one in AZ with a 588. You can get another fha loan immediately, but only one at one time. You are being given false info. Go apply with a local mortgage broker or credit union. .

Previous Homeowner and renter. It's about managing your money and stress. A lot of divorces occur because of finance. If a person put $1K away every month into a stock that compounds years @ 7%. His net worth will be more than if he owned a home ($525K). The only way your house will match the comps of a newer house 20 years from now is if your upgrade, new roof, appliances, HVAC, HOA, etc and there's no guarantee. I have a house in Houston that was worth 250K decades ago, it's now worth 320K if I bring it up to current spec. I had a house in Northern Cal I bought for 500K sold it for 800K with in 7 years. The market tank and it was worth what I originally paid for it. Felt bad for the family that bought it, they lost over 200K in equity, they will never make a profit on that house.

Arrived to this country in 1977, 2 parents and 5 kids. My parents bought their first home 1985 (broke their ass doing it) , then a second home in 1988 for like $140k . That home is worth 1.2 million today in the NY metro area. All the kids now own their homes. So, in one generation my parents have something to pass down to their kids, and the kids now have something to pass down to their kids. We have guaranteed that no one in our family is going to be homeless. Not to mention the life style it provided all us while we were growing up.
