I was searching for cities within 25 miles of Pinole and somehow found myself here. Your pros and cons was fair and concise. My wife and I have lived in Pinole since 2013. We absolutely love it. We have the best neighbors. During the height of the pandemic neighbors , to the last, showed great support throughout. It’s wonderful to live in a neighborhood where everyone knows each other and plan neighborhood events and celebrations. My wife and I love walking along Pinole Creek down to Bayfront Park. The San Pablo Bay is practically our backyard playground. Shopping areas and Medical center are within walking distance. I’m a birder and enjoy watching and photographing local and seasonal birds. I’m big on birds of prey. Shorebirds gumming in the Pinole Creek and the nearbyZbay are delightful to watch. Fernandez park is a great little park and community gathering location for private and civic events. Lastly the San Pablo Bay trail is a good place to walk, bike ride, or just sit easy on a breathtaking sunset in several connecting cities in the trail. You were spot on regarding the hazards of 80 East and West. Such is life in a small town. Keep the focus on building community. Lastly you failed to mention the outstanding Gateway mural finished in 2002 by artists John Wehrle and Hershell West, assisted by Donna Niw and Greg West. plus the impressive mural work below the train overpass on Tennant and the less known mural along the alley walls of Fernandez Plaza. A city can’t shine without quality of life gateways and culture . There’s more to Pinole than the senior center and Starbucks. Keep drilling. Cheers

Very informative. However, Pinole does not have affordable housing at all.

"Affordable" by Bay Area standard is a relative term. Pinole isn't cheap, but it's more affordable than El Cerrito, the more desireable parts of Richmond and most of Hercules. thanks for watching and commenting!

The Affordable Living part of Pinole is called Richmond.
