NRCS soil mapping shows about 40 acres of wet soils and the remaining 90± acres of various stony/gravelly loam and complex mixes of soils. Most of these are perfect for growing the mixed species forest present on the land.
    The town has minimal zoning so uses of the property are nearly unlimited. You have the freedom to do more here than most places. This heavily forested region of Maine is known for excellent big game hunting for whitetail deer, moose and bear. Much of the surrounding region is uneven aged forests with many early successional hardwood areas that offer excellent upland bird hunting. Much of this is owned in large tracts by timber companies who, for the most part, allow recreational hunting on their lands. Groomed and maintained snowmobile trails are nearby as well as an ATV trail system.
    The property has no water feature; however, both the Penobscot and Mattawamkeag Rivers are within 5 miles of the property. Mattawamkeag Wilderness Park is a short drive with good access to the Mattawamkeag River for fishing and paddling opportunities. The 1000-acre park has trails and campsites. A couple of nearby landings on the Penobscot River will get you on the river for some of the eastern United States best fishing.
    The Town of Mattawamkeag has a population of 680±. Most of those live near the confluence of the two rivers. This is a rural bedroom town with most residents either working in Lincoln, Bangor or in the forest products industry. Lincoln is located about 17 miles from the property and has all services and shopping you will need for living. Bangor is about a 65-mile drive.
