  • Hello People of the World! Today I take you with me to DMCI Manila to settle once and for all my Condo balance, which i thought i already paid off last June 2019. Do i recommend DMCI? Nope! If i had to do it over again, i would never work or buy any DMCI Property again.

    I bought a pre-selling condo at DMCI last 2017 and will be turned over by 2021. My agent explained thoroughly what will be the arrangements. Mabait sya at inexplain sakin lahat. No hidden agenda whatsoever. I fully understand what will happen after the 5 years DP of 30%. I need to pay 300k before moving in for the transfer of title, Meralco, water, and other legal matters to be processed. The remaining 70% will be bank financed.
    Before buying a condo, dapat po ay intindihin lahat ng nasa contract. It was the buyer's responsibility na maging fully aware before signing at dapat po tanungin nyo ang agent for every grey areas. Marami po akong na encounter na agents for different developers, and they explained thoroughly naman ang mga arrangements.

    1. Bago kumuha ng property sa Pinas kailangan nyo munang pag aralan huwag nyong ikumpara ang US vs Pinas.
    2. May kasalanan ang ahente kasi hindi naexplain sainyo ang interest rate ng inhouse financing I think 17% ang interest na nakuha nyo vs. 6% interest rate sa bank.
    3. Bago gawin ang contract may pinirmahan kayong official computation tama po ba?. Nakalagay din sa Contract To Sell ang payment schedule and computation tama po ba? Bakit hindi nyo man lang napansin sa contract na 10 years to pay di ba may copy naman kayo ng notarized contract? Kasalanan nyo rin na hindi nyo binasa ang contract at hindi kayo nagcompute😂
    4. Sa pagbabayad may process pa rin na sinusunod hindi pwedeng basta basta nalang pumunta ng office para magbayad mas maganda kung si agent ang tatawag sa office kung nasa abroad kayo para maguide kayo sa susunod na step. Baka ang nangyari hindi nyo na kinakausap ng maayos yung agent at maaring nagtalo kayo ang agent kasi dapat kinakausap din ng maayos hindi lang yan nagkokomisyon concern din po yan sa mabait at maayos kausap na client. Sa napansin ko mukhang bungangera ka (sorry for the word) kaya inayawan na kayo ng agent nyo😂✌
    5. Sobrang taas naman ng sinasabi nyo na kailangan nyong magbayad ng approx. 300K upon turn-over baka sinama nyo na dyan gastos sa pagbili nyo ng gamit😂. Ang sinasabi nyong bond is Meralco bond which is 20K all in all baka hindi pa kayo umabot ng 100K para sa turn-over fees✌
    6. Sa sunod magsabi lang po kayo ng totoo sa vlog nyo at aminin nyo rin na may pagkakamali din kayo hindi lang para dumami ang views nyo😂
    By the way meron akong 5 units na nakuha sa DMCI at wala akong naging problema kasi binasa ko ang contract at pinag aralan ko lahat bago ako bumili inabot lang din ako ng 80K na binayaran para sa turnover fees kasama na don yung 1 year advance para sa monthly dues.

      That’s right, in short read and understand first before you sign. If you don’t understand, consult a lawyer so that they can translate and interpret the documents for you. If you have an agent, there’s no need or reason to do a walk-in.
      Closing fee is also stated on the computation and contracts. Still, sorry for your experience.

    Wow ang taas ng interest. Thank you for sharing! Dito sa Canada everything was transparent and with a fixed rate mortgage, grabe iba pala sa Pinas. I was planning to buy a home in the Philippines thinking of getting a Condo or house and lot. Thank you for sharing your experience parang I'm into a house and lot nalang.

    Maganda po yangmga building ng DMCI. maganda ang mga amenities at maintenance nila. pangit lang ay ang dami nilang mga fees at charges.

    DMCI kasi is known for building bridges, roads, and government projects. Kaya ma kalyo talaga pag handle sa civilian customers. Walang pagmamalasakit. Kung bibili ka condo sa exclusive condo developer lang like Megaworld kasi sila specialized sa care for individual clients

    before kayo mag reserve may sample computation so paano umabot pa kayo na hindi niyo alam ang dapat niyong bayaran...milyon milyon po ang worth niyan so dapat cautious kayo sa mga katransaction niyo..may contract to sell sa contract to sell nakalatag naman ang lahat, yung addtl cost nillaatag yan ng agent during presentation na dapat nireview niyo muna bago kayo magpush ng purchased ninyo. Hindi kayo nahandle ng agent niyo ng maayos pero wala sa developer ang problem niyan.

      Gemma Espiritu-Aldama exactly, as you said, ‘hindi kayo na handle ng agent niyo ng maayos’ i guess due to the culture of pressure selling, so if the developer is not accountable or at fault for the actions of their agents, and can conveniently blame them whenever these issues come up, then who can the public blame? I’m only pointing ‘my experience’, and I’m entitled to my own opinion of my experience, am i right? So hindi inexplain ng agent na although 5 years worth lang ng PDC and kinuha sakin doesnt mean na hanggang don lang babayaran ko, she did not explain or elaborate what you’re pointing out during the presentation and mind you she only showed the computation briefly and a few times during my inquiries. Anyways, this is my experience and it wasn’t a good one! So if you know someone who wants to buy my unit or if you want to represent me in selling this, PM me ok?

      my question is the same. how many years will be the installment payment should laid out. final year of payment. when? the problem Mdm is you assume hehe. buying a property, a major decision must be very clear. we cannot just assume. its dangerous. mabuti na ang makulit na buyer kesa hindi haha. must ask a lot of questions ang clarification kahit mainis pa sila. its our right as a buyer

    So far wala po naman akong bad experience sa DMCI , my first unit was Zinnia Towers back 2015, at yong second unit ko Infina Towers at turn over sya next year...
    Swerte lang po ako sa agent kase maganda po pagka explain sa akin...

    Yung ahente nyo po ang may problema. When I purchased a condo in SMDC, inexplain po mabuti ng agent na after mabayaran yung 20% DP, yung remaining balance na 80% ay may options ka how you are going to pay either by bank or in-house financing (interest is higher). Ang hiningi lang po sa akin na post dated cheques ay yung pang DP lang po dahil hindi pa naman due yung 80%. I guess my additional incentive/commission cgro yung agent kpg nag in-house financing kasi malaki kikitain ni DMCI. Anyways, tama po ang decision nyo na sa US na lang magloan at i-full payment na ang balance nyo 👍🏼

    Inhouse financing pala kinuha mo mam. Di man lang inexplain ng agent yung ibang options like banks financing, na mas mababa interest.. Malaki kasi talga interest pag inhouse financing.

      or nag In-house financing ng 1 yr para zero interest. Mukhang kaya naman ni mam. For OFW mahirap rin kasi ang documents for applying Bank. Daming hinihingi pati ata blood type mo at favorite food and why. :)

    New subscriber here. Thank you for sharing your story. I know of someone who’s had problems with regard to her condo. It’s still pre-selling right now (started paying downpayment since July 2015). Turnover has been postponed so she’s been paying downpayment continuously and doesn’t know when the final turnover will be. Watching your video, it seems to me owning a condo is not straightforward; there’s a few hassles especially if you do not live in Manila. That said, you got a good price; your condo is spacious and nice. Congratulations!

    biruin mo 2 hours para macompute yung unit niyo, eh lahat na kasi yan automated, magtataka ka na lang kung minsan talaga ginagago na lang tayo ng mga developers.

      As much as possible kc, gusto nila hindi mo bayarang lahat para for 5 yrs pa silang kumita dahil sa taas ng interest rate!

    Naku! Madam 15 years na kmi nkatira sa 1st project ng DMCI wala nman naging problems...bayaran mo ng cash para malaki discount mo...normal lang marami babayaran kc nasa condo ka...

      Just bought a 2 br at Satori. I have my cousin as a broker/realtor so far everything is going smoothly. Yes they told me about the taxes and all other fees so I won't be surprised.

    Very informative, i am closing a a DMCI pre-selling condo. My agent didn’t recommend me to go into their in-house financing kasi nga mataas ang interest rate at talo dw ang client. My “agent” is a corporate account sales person. I have to make a research first before I did the purchase.

    Hopefully will get my condo turned over March 2021 but with Covid I can't be sure. Not many people know there is 10% of contract price for closing fee and about 70k for move-in fee. So basically from the total price there is about an additional 700k for me. Just to warn yung mga di nagbabasa ng contract. Please review always. Ako I'm 8 months to go till turnover pero di ko nalaman until I reviewed everything and chat with customer service. Initially akala ko kaya ko na mag full payment with all my saved-up money but it turns out I need to bank finance the remaining closing+move-in fees. Yung computation ng amount medyo mabagal sila mag-reply.

      Sonny Gulanes , yes exactly, it’s like a trap, the agents expect us to read the fine print instead of disclosing these up front, kami din na shock na May 10% na closing fees, but when they sell it to you ni walang mention na onga pala meron additional yan na di kasama sa computation. Kakaimbyerna. DMCI agents out there that might read this, try telling your prospective clients about the closing and turnover costs on top of the purchase price and see how many of them continue the deal.     Definitely, it is a terrible experience. Their system is amazing! :( Unlike here in the US. no hassle to buy a condo or house. Buying a house here in the US is very easy. I have been looking for a condo in Manila. I am planning to buy a condo in Manila so when I visit the Philippines I have a place to stay bago pa umuwi sa probinsya mag stay muna sa Manila, because of the COVID it's impossible for me to travel to the Philippines and I am anxious now to buy a condo in Manila after watching your story.

      I know a broker and also a manager of DMCI, super helpful and ilalatag nya lahat sayo before you even consider on buying a unit. Considerate din sya sa budget mo and super malumanay. Papakita nya ang bawat model unit at flooe plan, along with the difference of each unit. Pati lahat mg procedures before ka magbitaw ng any amount. I just got ny own unit last week and for Pinas na madami ekk ekk sa papel, sa kanya lahat naging simple at madali. So message me if you want an honest and polite person to handle your inquiry. You don’t even need to buy and she will still answer all your questions.

    same horrible experience we r experiencing now sa KAI gardens mandaluyong. turn over na daw sa jan 2023. so many hidden charges at hindi birong amounts. tapos sobra bagal ng customare care, walang support from agent, at pahirapan s proseso daming ekek. lalo na sobra hirap kung nasa abroad ka!!! mam tanong ko lang mag kano po ung monthly dues at san location po and dmci nyu? malaki din po ba ung move in fee?

    i also think its not just the agent problem but also ung system at support mismo ng DMCI at ng finance system natin s pinas sobra taas ng inerterest rate. kung bili kau property go for pagibig kung hindi kpon n lang at ocash later para ma max ang investment otherwise its NOT worth it!!!

    That is how you buy houses too in the States, if you borrow money from the developer magiging double the price if you pay it longer. Kapag yung bahay mo binili mo ng 100, 000.00 dollars and you plan to pay it in 15 years or 30 years, that 100,000.00 will become 300,000.00 in 30 years. My question though is how much is your monthly payment even after you pay off your condo, HOA, etc. How much will that be.

    Your agent didn’t do a good job of explaining it to you. For now I have 3 condos from DMCI my agent took care of me. Even I’m in the U.S she’s very easy to reach. If I have a penalty na we wave yun kung hindi mo kasalanan. I rented my condo right away just go to DMCI leasing they are very helpful. Sa pagbabayad kailngan mo ng SPA talaga you cannot just send anybody. I’m happy sa lahat. My agent and DMCI Customer care are very helpful. Im sorry to hear of what your experience. Lesson sa pagbili ng unit. Dapat matanong kayo. Dahil ganun kami nun una kaming bumili. Btw we paid off our unit it’s Zero interest pero if it’s 3M ang price ang monthly mo 73,000 pesos I spread nila yan.

Kung wala kame, wala sila. Hay ate, just because you had it easy doesn't mean meron kang karapatang sabihin na tama ang male. BOBA

      justina watts I’ve been an agent in California for the past 15 years, and if you live in the US, my advice is if you own property in the US, just continue that, no sense in buying somewhere else if you’re not going to live in it, don’t fall into the trap of buying to invest or rent out, it’s difficult to find good tenants who will continuously pay and take care of your unit. Especially now that most tenants are being encouraged to not pay rents due to COVID. When you’re ready to buy or will permanently stay in Manila, then take money out of your US equities and just pay cash outright para walang interest and you can negotiate with the seller on who pays for closing and VAT.     Kaya nga minsan nkktakot I had experience it ang agent no how pa about the regulations of the property its a good move madam... May binili din ako sa amin d ako nag hintay p na mag buwanan ako dahil ang interest very high I paid it also with in 1 year dahil magkanda Cuba k n sa work sa kkbayad ng interest...very nice content

    Hello po... i think hindi po masyado n explain s inyo ang payment. Ung agent ko n explain sakin lahat. Mabait p sya kc he help all out s condo n kinuha.. 4.8M ung sakin pero para walang interest sakin ngaun nagbbyad kami for 2 yrs ung balance after 2yrs u need to fully paid para no interest kc pag another 5yrs magbbayad compute ko 700k interest s bank pag 10yrs masyado n malaki interest. Thats why bfore s interest s banko bayaran n agad... kc sayang din...❤

      Are you referring to closing fee or move-in fee? Di ko rin alam dati but it's 10% of contract price + 70k move-in fee.

    So sad to hear your experience over DMCI. Blame here is the agent who did not explain it well it to you. My agent was helpful in all my inquiries and even help me process bank loans to different banks.

    Ma'am I need advice kung paano ko po i uuwi ang pera para bayaran ng cash ang aking condo sa Manila. Ang limit lang po pala to hand carry is $10,000.

      Hindi ko alam kung anong step or process para ka makapag bayad ,, bale ginawa ko nag email two months bago ako umuwi sa pinas para sa computation kung mag kano yung total pero hindi nila maibigay yung computation for some reason ,,, kailangan ikaw mismo ang pumunta doon at mag bayad ,, then right away bigyan ka computation pero kailangan mo pa rin atleast 3 hour or more para ma process lahat.

    First, Buying property between Pinas and US have a big difference. 2nd, you assume a lot of things when you did not do your research. 3rd you trusted the wrong person. It was black and white when you buy condos in Pinas. All charges are in the papers, so if you don’t read it carefully, then you would feel cheated. I think the problem was the person who handle your account. Mine was all done in 4 hours and I am here in L. A.. All was done by email and by phone. If all was explained up to the tiniest details, then you won’t experience that. File a complaint against your broker at their office so you can give the person some lessons. Just saying.

      Maganda naman ang quality nang condo nang DMCI ,, ang experience ko lang sa kanilang sales agent ay kulang nag transparency kasi hindi sinasabi lahat kung ano ano ang babayaran mo ,,,, baka naman pag bumili ka maiba naman ang iyong maging experience ,,,

      Ohhh I’m planning pa naman to get a unit from DMCI.. pero tinatanong ko na talaga yung agent as in 5 na nakausap ko and 4 doon ang ramdam mong iiwan ka sa ere once you paid and they get their incentive. Pero maraming tiwala sa gawa ng DMCI na condo compared to other developers
