    One thing not mentioned in the video is: real estate agents lying to buyers. I live on a small subdivision 10 miles outside town. We have an HOA that funds road maintenance. It does not do any snow removal. Yet we have seen many people buy properties who were told by their real estate agent that "HOA takes care of snow removal". They don't realize they need to either buy a snow plow for their truck, or become friends with someone who has one, or stay home until someone plows the road after a storm. I'd recommend buyers try to talk to their future neighbors to get the full story.

      Oh goodness I’m so sorry you experienced that. It is so important - as an agent working with buyers especially - to have the right information.     Unfortunately, we will never truly own any of the land until property tax/income tax is out of the equation.

      Yeah, property taxes make ownership more challenging and there’s a lot to be said about it, certainly. But I’d never let it deter me from owning my home in MT!

    Southwest Montana used to be great until the predatory real estate agents and brokers moved in to cater to the urban refugees that just got done gutting the livability of the places they fled from. Real Estate Agent has always been a four letter word.

      The idea behind this video is about not buying land here until you know more about it. I showed properties that are much lower price, up to a might higher price per acre, to give folks an understanding of what's out there. Thanks for watching!

    My HUGE issue with Montana sales is that they are not publicly disclosed. The sale price is private. It creates a huge cloud of uncertainty around what true "market price" is. This ONLY benefits real estate agents. Don't ask me how I know. I love MT, but buying there is a crap shoot.

      That's an interesting take on the non disclosure part of MT real estate. The sale price is private and not disclosed to the authorities for taxes, etc. because our taxes aren't based on purchase price, but on appraised value. When you're working with a real estate agent, you can most definitely find out what things sold for, for instance, when I run a comparative market analysis on a home for selling - or for buying it - I compare it to recently sold properties and those sold prices. There's a lot of data you can access for that type of information as well. I'd say it benefits more than just agents - as a property owner, I don't have to tell the state what I actually paid for it, thus potentially saving on taxes. Thank you for watching!

    If you come don't bring your big city ways with you. Just drive around trashy camper filled Bozeman and see what the democrats that run it have done. Bozeman was a safe and beautiful city, no more!!! It's sickening.

      With growth, there are certainly challenges in any area, but there is more to it than just no longer beautiful or safe - I've lived here my whole life and have seen plenty of things change, but it's still a beautiful place, in my humble opinion. Thanks for watching!
