      adilusa it’s just the outer walls, but everything else is still wood in Florida’s houses. Besides, they have to due to all the hurricanes. But in many places in the USA a wood house can last over 300 years! Some of the 100% wood houses in my neighborhood were over 200 years old so not much of a problem in most cases as everyone outside of US thinks.

    As a former now retired Florida building contractor, i like the stem wall foundation method as opposed to the more popular mono pour on compacted filled soil.

    Be nice to have a fire proof roof also. Steel frame and double steel roof separated by a double inches to let air going up the roof to open air ridge to produce a self cooing roof.

    In latin american country we use cement for all our construcion is normal to use wood to mix in the house as feature decore but its all 100% brick and cement and steel all interiro walls too not just the outside

    Nice job on this from an engineer. Very well built. Not being from Florida, how would one replace a small window with a much larger one in this type of construction 4-5 years after it was built?

      By cutting in a larger lintel and cutting a bigger opening, then cosmetic repair of the inside and outside surfaces and returns

      In Northern Australia we usually have a bondbeam poured on all courses above window and door height. In that scenario, an opening can be cut without compromising the structure.

    The construction culture of the residential houses left in 20th century, if compare with Europe and Russia. I see, а huge potential for business in US in this area including progressive and modern construction materials usage.

      Construction is very regional in nature, materials and methods used in the majority of homes in a given area rarely change over time.
      Many alternative building systems have been tried and failed in Florida, therefore sticking with the traditional materials and improving
      installation of those methods is the most efficient program.

      @@Cogdillbuildersflorida Thanks for your comment. From my point of view the many alternative building systems have been failed because price of wood is too low for the US market or other construction materials are too expensive.
      The gap of prices: wood vs bricks, concrete and etc. is huge.

      Yes. Always in the corners and by the windows/doors. Rebar tied into the slab all the way up to the top which is poured all the way around with Rebar.

      Floor of the house needs to be elevated, fill is just to hold the slab.

      Because the local building department dictates the slab must be a minimum o f 18" above road crown, plus sitting the house up high gives the desired architectural effect and promotes water runoff.

      I have built concrete roofs and crawl spaces on homes, however the cost for a concrete roof is typically cost prohibitive.

    Nice video. Would be a little better if company info block was smaller or reduced to one or two lines so we can see more of what it is now covering and distracting from. (We know who you are by the title of your video.) A little bit slower would also make it easy to see what is going on. Nevertheless, good work in video and from what we can see on the ground.

      Steel matting is useless, I use commercial grade fibermesh; fiberglass reinforcing fibers, then I cut control joints using a early entry saw (soff-cut 150 saw ) the same same day as the pour to control cracking.

      The front porch has two cast in place concrete columns, review the video and you will see me forming the columns, the rest of the hose does not need columns, the roof truss system is engineered to be self supporting and rests on the exterior structural walls.

      3. significant reinforcing steel in the filled cells of the exterior walls plus double knockout top course with #5 rebar,
      4. how do you know what the kitchen cabinets (we don't call it furniture) cost is?

    Seems much worse than the European houses that have two layers of blocks to prevent moisture problems. Flashing and the like is not comparable.

      Not really an issue in Florida. The soil is sand and drains quickly, and the sun shines almost every day during the rainy season drying up any residual moisture.

    im not even a builder and I see some horrible building practices on this video and here in florida.
    1- do not run your water lines under concrete, it will be a disaster to repair one in the future.
    2- do not cut into the foamboard insulation to recess your electrical boxes just because you are too cheap to install 2x4 walls on the exterior walls instead of using cheap slats.

      I am interested to know your credentials; here are mine; I have been in the building business since 1973.
      My family started building in Florida in 1935. My father has the 10th oldest active General Contractors license
      in Florida. I have a degree in Building Construction from the University of Florida and hold two General Contractor
      licenses, a Class A Mechanical License, and a Utility and Excavation License. Prior to returning to home building, I
      worked on large combined cycle power plants, municipal water plants, and roadway/civil projects in Virginia,
      Florida, and Georgia.
      I draw all the plans for my jobs and have thoroughly researched cost/benefit for every product I recommend
      my customers use in the homes I build. All my homes exceed the Florida Building Code, both current and previous
      editions. Water lines are always run underground with slab on grade floors for a number of reasons,
      specifically to decrease the travel time from heater to point of use. In the 48 years I have been building,
      the number of under slab leaks in my homes have been 0, (zero). So under slab water supply lines is not a concern.
      For exterior walls, I use concrete block, with reinforce cells every 48" and each side of doors and windows, plus a double
      lintel for a 16" deep beam, rare in the area and significantly stronger. I have a local manufacturer (Carpenter Company in Lakeland)
      produce 1" EPS insulation board (due to its perm rating) covered with furring strips then drywall as a finished surface.
      EPS outperforms all other insulation boards for a number of reasons. The 1-3/4" resulting cavity allows plenty of space for water
      supply lines, gas supply lines, etc to run in the cavities and prior to installing drywall, the resulting area between the pipes and cut
      foam board is sealed with spray foam, so therefore the insulation envelope is complete. Electrical boxes are thin mount boxes,
      I am now building a large home on the Hillsborough River for an owner that did request a 2x4 wall constructed on the inside face
      of the exterior CMU walls and this 2x4 wall with a furring strip creates a 4-1/4" cavity that will be filled with spray foam.
      The additional cost to frame and insulate in this manner was approx $9500. This will be the most insulated home in Tampa.
      All the home I build, regardless of size, are completely customized for the owner, no "cheap" materials are used and
      no "shortcuts" are taken. My customers are happy and refer friends and family to me.

      The video does not show 2 x 4 walls against the block, it shows insulation with furring strips.
      my credentials are common sense.
      common sense tells me not to run my waterlines in or under concrete.
      common sense also tells me to frame a minimum of 2x4 exterior walls.
      reinforcing the block walls every 48 inches is required by code so that’s nothing extra.
      you said you provided a cavity in the exterior walls for running water lines and gas lines.
      I would hate a water line to be ran right behind drywall on an exterior wall.
      I’m sure that anyone with common sense would request you to put in 2 x 4 walls even though you don’t normally provide that and I would too for a myriad of reasons.
      as far as running water lines in concrete in order to provide a quicker hot water result doesn’t even make any sense.
      why would you get hot water quicker to a source through concrete then you would directly through a wall or the attic?
      and it’s great that you haven’t had any water lines burst encased in concrete but how would you know if you did?
      and if you had to replace a line you’d have to break up the concrete in order to do it right from the head end the way to the source to do it right.
      just a few reasons why after looking at the homes in Florida I decided to build my own.
