Thank you so much! I was contracting with a timeshare company, to get rid of my timeshare of 25 years, with Wyndham. And luckly I saw your post, I then drop that company and decided to try your approach. It work! just like you said in your post! They took back my time share and I did not pay a cent! I don't know if it will work for everyone, but you have nothing to lose (except the timeshare) so give it a try!

Mine in Hawaii is difficult for my family to use every year, and troublesome to rent -- maintenance fees $1100. Some years I take the big hit.
I've been thinking I could sell mine for the longest time. Hadn't realized that I might be lucky to get rid of it for nothing. Now looking at resale market, but might end up taking your avenue later this year. Good luck to us all in this same predicament.

We travel about 4 times a year, but our maintenance fees are now over $600 per month in addition to airline tickets. Of course we have used some of our points for the airlines, but it required so many, it was a poor use of the points.

You were smart! It takes a lot to swallow the loss but you were strong and did it. I want to get rid of 2 of the 4 Wyndham timeshares I have paid off but Wyndham would say all or none. It's the high increases in maintenance dues which kills me over the years. I don't get that much in raises every year! It's just another way they get extra money out of the owners every year.

+Insights to Enjoying More Yes, maintenance fees get to the point of not being worth it. In 1985 maintenance fees were $265. In December 2017 $800, plus. Then add RCI and fees to exchange. Just not worth it. Most of the time I could not get near the area that I wanted to trade for either.

Great info, as I'm looking into getting out of my timeshare contract in HI, too, now for exactly the same reasons you wanted out of yours. Tired of being forced to pay the ever rising maintenance fees. Timeshares are such a scam, and most everyone realizes this now. That's why there is no resale value. We bought ours ten years ago and paid $14,900 (Paid in full now, thank goodness!). Our fees are almost $900 each use year. When we do the math, this means that we have paid approximately $4,000 each week to stay there! Ridiculous! It's a rip off! Our resort is also a Wyndham property, so I'm hoping what worked for you works for us. We will keep our fingers crossed! Thanks!

There is a $ 200 plus dollar fee to bank your week and a $200 plus dollar fee to book your week and the so called resort's can be very disappointing and outdated. If you just went to a timeshare presentation and signed the contract look through it you have the right to recission governed by the contract and the state you bought the timeshare...act fast...different states have different time periods from 3 to 10 to 14 days to cancel the timeshare from the date you signed it. You have to do it in writing and send certified mail return receipt plus send the owner packet or materials they gave you. Follow the contract instructions as to where to send the letter. The date you mail it out or time stamped by the US Postal service if it is in the rescission time period is what counts...then the company has to cancel and refund you your money. If you dont do it in time you are stuck and have to get a lawyer or go with timeshare exit team. Be careful these timeshare companies are sneaky they give you a more detailed contract and dont review it with you burried in these contracts are language that you waive your right to class action lawsuits etc... Rescission is the cooling off period that the federal government allows you as the buyer to change your mind
I cant emphasize enough to read the contract and act immediately if you are in the rescission window to get out of your timeshare before it is too late!

From a former office employee at a timeshare company. Most owners are elderly and they will take advantage of that if they can. If you are retired do you really care about your credit rating? Just stop paying the fees. Send them a letter telling them you are no longer able to use the timeshare and will not be paying any more money. Yes you will get letters from a collection agency. But the timeshare really doesn't care because once you are delinquent they can rent it out and still make money. Eventually it will all go away. Ignore any offers from them. You won't get any money but timeshares are worthless anyhow now. Just cut your losses and walk away.

From a former Wyndham sales rep.
It's a scam sales process, for a product that is actually a liability, and so, I quit.
If the product was an asset, banks would loan as such.
Yet, they provide loans at personal rates.
    Why?
There is no asset to attach worth more than $1 if the sucker, sorry, fails to make payments.
In fact, with a lifetime of maintenance fees, a timeshare is a liability.
    Banks are not stupid.

This is how many points it will cost you too stay at these fine resorts for 7 days. They made it seem like it was a 1500 points per week. Yet it was per day. I only got 7000 points biannually with a $700 maintenance fee per year. So I’m paying around $1400 every two years for a 6 day stay at a hotel in white season.

Someone asked me, Why didn't I rent out my timeshare each year? (for some reason I was not able to comment back.). My fees were so much that I would not be able to recover my annual fees and make any money or just recover what I paid each year. I find that it is usually cheaper to find a place where you want to go. There really is no reason to buy a timeshare. Most of the time I couldn't get the places I wanted to go. If you haven't bought a timeshare, my advice is don't. You will likely regret it.

I am going through this now with my dads timeshare that he bought about the same time as you at Pagosa, I called this week to "Exit Program" which sounds like the same program as you are describing. They told me that Pagosa was the only property that Club Wyndham has right now that is not offering this program right now. His maintenance dues are now 1200 a year. We just want to get out of it and it just sounds fishy Pagosa is the only property now allowing it.

If you don't get anywhere and feel like they are not being straight up with you, give it a few weeks or few days and try calling again. Maybe you will talk to someone else and they will work with you. Just a thought, it may not still work, but definitely worth trying. I hope you are able to get rid of it soon and thanks for watching!

@@asnormalasitgets2819 Yes she told me to call back in a few months and see if it qualifies to exit out. I hope they will. She also told me that it would not be passed on to us when he passes if we were not on the timeshare before. Thank you for responding

@@asnormalasitgets2819 Which timeshare did you have there in Pagosa? My dad has Mountain Meadows was just curious if the property makes a difference here. I do not want this if my father passes and I have a feeling we will be liable for this. I an going to call them back and ask if it changed for his timeshare but I am sure it hasn't. We will probably going to have to hire the Ramsey people to get out!! Ughhh
