Located right in the center of one of the busiest commercial area around the address, Pinnacle is definitely leveraging on it's convenience. Within walking distance, there are hundreds of shops available and if that is insufficient, residents can also just grab their grocery or go to the gym downstairs below the residences.
In such typology, it's the convenience and connectivity that people enjoy. But it's the noise and congestion that makes people think twice. Although the entrance of the residence and the retails are separated, they share the same road so when it's jam, it's still a hassle just to get home. The area is just packed with cars ALL the time and we are considered lucky to even have a space to double park.
The unit layout is specifically designed for the target audience where it comes with an extra bathroom, it means two rooms will have en-suite bathrooms. That will be great for room rentals. The large voids across the floor plate enable the yard space to be very enjoyable, but it gives me an eerie feeling when my kids are walking around.
Well the success of such projects are heavily relying on the commercial area. Currently the upper floor of the retail is not doing very well, therefore it gives visitors a not so pleasant experience. But it will also be a problem when the retail area is packed with people as that will compromise privacy.

Regarding the noise: I'm actually staying here on the top 10 floors; the noise is apparent, especially since there's a club at The Store. I always have my windows closed and can still hear the subtle bass and loud cars at night. Pretty annoying.

the worst place to build a condo, those long time SPers would know it used to be just a small piece of land for a pasar pagi. Yet they managed to squeeze a high rise in it.
Well the function of any land is determined by the local authority and the owner of the said land.
Hi Sean, just wanted to correct that the road leads to the residential carpark entrance first then the commercial carpark located in the basement under the residential entrance. Great review of the place and hit a lot of the critical points that I was considering before renting a unit here.
The 8th and Stellar and Aurum Residence side seems to be more suitable for own stay.

Hi Sean, mahsing gonna build a high rise condo besides my condo, blocking my klcc view. Market value is not great to sell now (wangsa maju) while i have another condo (quinn) finishing soon. Shud i move to quinn and rent out current condo? Or sell current condo at loss? Thanks
Despite the good rental, I think the sales price of this condo drop a bit, when launching that time was the property market peak year, I went to the showroom and been shock by it's price per sqft which is so expensive. Now property market back to normal a bit, so many others new launch property around with lower price than previous peak.
In my country, it is a necessity to have an ensuite bathroom in every bedroom.

Quite a high price to pay for a workers dormitory. Wake up people. There’s better things to “invest” in.
Not related to the video, but for a leasehold property, when does the 1st year start? During the start of construction or upon completion?
Start from the land acquisition. When buyers get the house, it will usually be 95 years since most construction takes about 4 years.
Can do partition?
2,300 rental fully furnished for a 700K unit? That's a yield of just under 4%, rather low. Good for renters, not so for owners.

@@iherng even generously assuming they bought at 10% discount to current price, that would still mean that the rental only covers 90% of installment. And that's not counting agent fees, reno, maintenance as someone else mentioned. I think better deals exist in market, but perhaps the owners are betting on better times ahead
