Why can not compare a corner townhouse to a semi detached villa?
Great question.
The answer lies in the current layouts of Emaar.
1. Semi-detached have constructed area 35% bigger than a townhouse. Rooms and almost everything is bigger.
2. It is Ground+ 2 floors with extra family room. Townhouse is G+1.
3. There is 6m space outside on the sides. You can easily make a swimming pool.
4. Aesthetically and utilitarian wise semi detached villas are better.

Not 3 bedrooms. 4 bedrooms will be launched soon.
1/ Supply : There were 100k units launched last year and on track for 120k units this year .
2/Demand : 40k units annual demand assuming a continued 80-100k people coming in annually. It seems markets is well supplied for next five years looking at just last two years supply numbers ?
