In this video we show you a community thatâs so large that itâs in the process of becoming itâs own City. Interestingly enough, Babcock Ranch, owned by Kitson and Partners sits in two counties. 80% of it in Charlotte County and the remaining 20% of it in Lee County. We explain why Babcock Ranch is so special and worth considering, particularly if youâve always wanted to move to SWFlorida but been afraid to do so based on the threat of hurricanes. The developerâs of Babcock Ranch, placed sustainability, preservation and restoration at the forefront of itâs design but not only that; storm safety and energy efficiency are key features in this unique community. We show you around the community, Woodlea Hall in Founderâs Square, Slaterâs the local cafĂ© and convenient store, the Lee Health facility, the nearest Publix which is so close you can get there by Golfcart and The Lakehouse restaurant on the banks of Lake Babcock where we eat a meal, enjoy a delicious cocktail, and admire the view.
We tell you about the amenities at Lee Health which include a lap pool, personal training and yoga classes, residents can also look forward to fun afternoons hanging with neighbors at Lake Timber Lodge and Cypress Lodge. Between these two facilities, amenities include resort pools, a game lawn, playground, and a 2,000-square-foot deck overlooking Lake Timber. There are a lot of fun family friendly events that take place at Founderâs Square too which include Food Trucks every Friday afternoon.

We moved here to Babcock Ranch in May of last year and into our home in August. The one drawback is that to get to Target or other major shopping will take around 30 minutes. However we are getting more stores including a Marshalls.
We love Founders Square on the weekends. The walking and biking in the community is also fantastic.
Neighborhoods with golf and activities have very expensive HOA's/ cdd at $ 12,000/year plus and the property taxes are ridiculous. In excess of $ 14,000/year in some cases.
Nice community!! My husband and I retired a year ago, and following decided to purchase a home in The Villages a huge 55+ community in central Florida. Many people do not consider safety infrastructure in the community they are considering purchasing in but we certainly did. What is unique about The Villages is there are many retention ponds in the community and all are connected giving the capability to divert overflowing water from one pond to another that is not facing that threat. And if need be, the 60+ golf courses can be flooded with overflowing pond water to divert water away from homes and streets. That is an important feature since evacuation if needed is difficult enough for able bodied and more so for seniors which is the majority of the population in The Villages. And for this reason and I am sure the same goes for your community, the higher home prices reflect the safety infrastructure which is costly to put in and maintain.

60 + Golf courses , I've worked at GE 5 times on recalls and Even 12 years ago 1,000 dollar HOA fee was Normal , At ISLAND Park Village 8 Million was Taken after IAN , 8 months ago 7 duplex homes were Bought and The BUYER declared Bankruptcy last Month ... can't even get 100k for them in a flood area ... that is Reality...

It doesn't matter if you live in Florida where there is hurricanes or not, from now on your home and flood insurance will go up no matter where you live in Florida.

Fortunately, if a property is in an "X" or "X500" Flood zone there is no required flood insurance! Also, something to note is you can get what is called an elevation certificate and that can help with insurance companies in determining if you will need to pay more or less in insurance.
Lastly, if you decide to buy New Construction, the flood insurance is even lower because the building has been built up to the current codes and the actual structure will be built higher.
We're always happy to help any one with understanding buying in Florida, and particularly the issue of flood insurance that you may not have to deal with in other states. :)

My experience living in Babcock Ranch .There are multiple builders and multiple neighborhoods with many home styles and floorplans. Home prices range from mid $300,000 up to 2 million. Three comments: 1. ALWAYS, ALWAYS have a buyers agent in order to get a better overview of the homes. Do not deal directly a builders rep. 2. Build time is 12-14 months as most builders do have spec homes for sale. 3. Have a lawyer. Rules and documents are like reading "War & Peace" Bottom line ---We love living here

Hi Tas, thank you for watching our video! We have another video on a community called Orange Blossom Ranch that is located in Naples, Fl. There are townhomes for sale there that start in the mid $300k range!
Also, look out for our next video where we take you to a few communities in Bonita Springs, FL that have condos that are priced in the $300k range. :)
These homes are way overpriced for cookie cutter homes. Plus the taxes are high let alone cdd fees. a house value of $500,000 is taxed and cdd fees is over $11,000. plus around 300 a month for maintenance fee. Plus if there is a slowdown these will be the first to go down with all the competition to sell. You can get tax and cdd information of the county tax site....Plus when you sell you have to give .25% to the community which is crazy...They need alot of money to keep this place going any slowdown will be magnified to the current homeowners. Best to go already developed communities or a small community or a single family home outside of a community.
Overpriced out in nowhere land. One way out. Publix coming soon. Lol. Take my 900k and give me 6.5% 30 year fixed, sold! What a time to be alive! Lol. Yikes. This timeâs different guys. No crash coming. Carry on!
