    I'm a Namibian and I can tell you that houses are really expensive here. Life in general is also quite expensive. The situation forces people to buy houses like this because the regulations in place are not pro-poor. I once applied for a serviced plot in a town up north of the country, and they gave me a time limit to build or else they would give the plot away. At the end of the day, you are forced to go to the bank, get a loan (with exorbitant interest rates) and build, or, build on an unserviced land. They follow the same regulations that were introduced during colonial times, making housing a right only for the haves. It's a sad reality for the majority of Namibians.

      This is very sad. Most Nigerians used to build houses anywhere without plans before regulations came into place and in our villages they still build the same way. All you have to do is build it right. Especially when it’s your ancestral lands you have a right to use it as you want. Today people only respect the government by following the regulations. All Nigerians own family homes somewhere in Nigeria.

      I am disappointed seeing African countries following Western economic and social trends of stratification of people. The lady mentioned "nanny quarters" a practice only the most affluent in the West can afford. I hope these governments wake up and realize this trend does not augur for fair societies and happy citizens.

    Housing in Namibia isn’t the most affordable compared to other African countries, but I think the point he’s making is that USD’s go much further in Africa.

      Not at the prices quoted and the development look quite dull without any sort of planned landscaping. One would think that should have been on the planning from the start, considering the climate.

      Namibia is second to Dubai. Banks control the prices. A 2 bedroom in Katutura will go for 50000USD and that's a house needing renovations.

    Namibia and Botswana should be ones of the best countries in Africa considering the living standard, GDP per capita, growth rate, security, corruption, crimes rate, etc..... I love East Africa but these two countries are my favourites.

    Other Countries like Tanzania 🇹🇿 are cheaper and in most countries the prices vary by location. The closer you are to cities and metropolitan areas the higher the price. All in all the prices are good and the value of Land and real estate appreciates really fast in Africa.

    Houses in Namibia are really expensive. One of the reason is that Our neighbouring country Angola once used usd so this affected us so much especially with real estate. Alot of Angolan came and bought house cash in Namibia and this drived prices sky high. This includes rent. A decent 2 bedroom flat, 1 bathroom, open plan kitchen would cost you anything from 511,60 usd to 818,55usd a month exclusive of electricity and maybe only up to 20,46 usd water usage.

      Not really... The price we rent just a room here in Namibia, in Angola we rent a t4 house in the city...
      Tje government should help it's own people and not make them suffer more...
      I've been living here for 8 years, renting has been killing us...😅😅😅😅

      @@briopalumpus8676 Not really, I've been to Tanzania and I can tell you that the craftsmanship is better in Namibia and you also need to consider the safety of the area and the houses next to you. In Tanzania it's possible to find a shack next to a mansion

    The reason why houses are very expensive in Namibia is because of bureaucracy . To build a house, it must be within serviced land, your house design must be approved by the city, it must be properly constructed and building inspectors will inspect the house during construction. All these, i think make housing very expensive.

      Correct...land is expensive, not because its less available but a result of speculators, banks and the snail pace supply of land from the local authorities.
      But sooner or later...it will change.

    Built my house in the USA Florida 2009 already had the land impact fee was just $2000 - the house looked good bathroom was to small layout was good bathrooms and closet space was good loved the garage layout windows was a joke - price to high $217,000 - Once you build your own house in the USA you see how much people get ripped off - Example i builted a 1596 sq.ft house 4 bedrooms 3baths for $40,000 - My workers told me that i paid them more then the million contractor that they work for so for $217,000 i could build a motel or a 5 houses 1596 st.ft if you own your own lot -

      Well...I am saying under correction.Arent most of the houses in the US built using wooden structures, unlike the brick and mortar that is used here. Isnt that the reason why houses go up in flame far wuickly because of the materials used up there.

      Most houses in the USA are timber framed drywalls. A 4 bedroom house for $40,000 must be a low quality minimum standard house. Prices depend on the type of materials used and installations.

    When a house is build Industrial like its most likely gonna be a property for investment. My brother had build something similar in Ludwigsdorf. Where a student lived out in that part renting while he occupy the the house with his family.

    Namibia is a good country, but when it comes to renting and salaries, forget about it... Good life it's only for those who have much not for simple workers... I've been living here for more than 8 years, I've seen a lot... They should do something about the costing life... 😢😢😢😢

    This house they chose to show here is a good example of terrible houses being built in Namibia, a great example of where the real estate industry is heading to. Too many greedy people are running things. There are amazing houses out there built from far less or with a less evaluation but much more quality than that.

      I doubt your statement. That is a good house that they showed in uptown Olympia. Good tiling, good architectural design, good open plan kichen with minimalistic design. A good human dynamics flow design. It is one of the best...for its price and location.

      @@jkt652 I agree with Nyambe. This houses are not a true representation of Namibian housing market , this are greedy amateur real estate agents who have a quick return syndrome. Thats why they dont even have a website for their business 🤨🤨🤔🤔. For 200k US$ you could have gotten a bigger and better house in the same location/ suburb. This small time agents probably contacted GoBlack themselves in desperation to sell their small and overpriced houses

      Indeed. $200k that is almost N$3mil. So much money to waste for a house that hardly has any playground for the kids to play. Our estates are truly too expensive as the aim is but only to make money and not really to provide the people with good living standards. Look at the smalls basins, water taps, and toilets, all reduced in size to fit in those tight-up bathrooms and most of those are not even of good quality. Estate owners and contractors are huge greedy sharks in our country.

      @@jkt652 Lol. 200k USD into Namibian money is almost 3 mil. I know the aim of these videos is that the guy was trying to show Americans they can afford Namibian housing. Unfortunately this house in this video defeats the purpose unfortunately because it is the opposite of the aim to show affordable beautiful housing on a bargain for an American. The house has too many things that look like ordinary, cheap material and squeezed up spaces. I am saying this is not the house to show as a representation of what Namibian 3 mil gets you. This house has some features that make it a reap off. It is not worth the Amount. There are better houses they could have shown.

      You can do that. The process will be more involved obviously, but you should definitely be able to cut out a lot of middlemen like that and the associated costs that come with that. At each level they take a cut, imagine... Over-ordering supplies or over-quoting etc. I definitely won't be spending $200K when I can do for half to a third of the price and for that you can still build a beautiful, modern and very spacious residence. They are just going for the most. I've seen more beautiful homes than this at a fraction of the price which lends me to believe (and I'm probably wrong) but this is an over-inflated market, because what else? Peace and security? You can already find that in many African countries, especially for that type of loot..

    Basic house should not cost that amount, developers are pricing Namibians out of the market, its really expensive. I love Namibia most beautiful country I say in Africa, but please allow Namibians to participate in the growth of the country...developers.

      Almost all those developers are Namibians, many factors determine the cost and the quality of the property one buys.If one buys a plot/ and hire a contractor to build a house of his/ her choice, it obviously will be different from a ready made house which put up in the market.Because in that case you are likely to choose the materials you want and design the layout of your own house as per your own choice. Ready made houses are for those looking for properties already there and obviously one finds one or two things not for his/ her liking.

    The cost is way off compared to the bad quality of materials in the home is bad.bedrooms are not in todays sizes you will be bumping into furniture. They are crazy and I will not spend a penny with these people.

    Thanks to greedy people from other countries they have made it too expensive. I'm sure they are making it too hard for the locals and other budgets conscious people. 🙄 What's the point of moving there if its not affordable. Rich people always miss up a good thing. And very few people look out for the average simple person. Do your homework and see if it's really worth it.

    Namibian are lovely people but the transport isn’t as good as Rwanda 🇷🇼 and it’s expensive for property in the city you have to move up north food is cheap and houses are cheap sorry not 20 k USA dollars you need a car in this country the infrastructure is good 275 US dollars we’re is the 20 000 US dollar home

      Land and houses are cheap in Africa compare to the west. You can build a mansion with 10 acres of land for less then $50,000. The west new resource of exploitation for Africa is now land and house property since homes and property going so expensive in the US and Europe.

Of course it would be more fabulous because real estate like everything is else is cheaper. You get more for your money but you couldnt be born and living in Africa and buy such a house. It's still American dollars making things look so cheap

    200k for a house in Africa is a little too high but that house would cost a million in the US

      It depends which city you're in. The US is big with a range of housing options and costs. A house this size could cost a milliion in one area and could cost near the same as this in another area.

      @@OisO8 I mean in major cities, how much do you expect a house like this one to cost in LA area, San Diego, New York, Chicago? Even here in Phoenix where houses used to be cheap it would be in the range of $400 thousand
