Is the $815k increase in valuation just from the Mezzanine Floor or after its is converted to Office Space aswell? Video mentioned office Fitout cost was $225k

@stevepalise Is this property sourced by you ? How frequent you get these type of uplift deals. Do you see the same uplift in sub million dollar range

True but the BIS, That is the Central banks of central banks made gold a tier one asset that sits next to the USD and has no counterparts risk, also cb snapping it up.

This is why I buy land though as it is the only thing they arent making more of!

Good work! But the real value depends on tenanting it! Until then...it's all paperwork

Commercial property at this time is a self loading self harm gun.

Do you also think the same about residential? If not, why is it different?

@@paliseproperty well if the market is taking 1.3 mill for a dump in Sydney one must ask the question of value for money….is it that valuable or, is the AUD that weak? One way of finding out is averaging let’s say compare to 1980. Get median house price, median wage and gold per oz for 1980, how many oz of gold you would use to buy a house, then repeat for todays median house, wages and value of gold, l have worked this out previously and the housing prices are a massive bubble…just saying; on this principle houses should be a little over $450k AUD.

@@paliseproperty Also, commercial banks are offloading office blocks for 10% from last price sale in the USA, they are racing to get them off their books as they are deemed a liability over there.

@@darylroughley2807 I personally do not think the gold standard is still applicable now days. As a previous mineral processing engineer (in the mining field!) gold is no longer a scarce resource. When I was buying property in Sydney for $300k 12 years ago I had people saying the same argument.

@@darylroughley2807 this is becuase office blocks are oversupplied. I have never bought them as they are comparable to high density apartments. Air space is not a finite resource. This is why every property investment you make SHOULD have a land component.
