I live near tsawwassen and the area is nice and calm. It is not the best location as it relies on one highway to get out to Richmond. But with the price currently, it is something to sacrifice for. In regards to leasehold land, I think since the 99 years lease doesn’t start until you move into the new building, being the first owner of the lease shouldn’t affect your value as much unless you plan to live there forever or transfer ownership to your family member. Something worth noting too is that over the years, leasehold properties in this area have also gone up a lot. I’d say a home like this 3-4 years ago would only be about 600k. So I’d say if you are priced out of the major cities and still wanna be close to Richmond and Vancouver, it isn’t a bad thing to considering.
@@KyleKamTaco let’s just say you can’t expect to gain like a freehold but you will likely still make money on your purchase. But again those are the risk and sacrifice you need to make. Many ppl I believe just want a big enough home and a good environment for the kids to live in. I believe Tsawwassen offers that.

Well I lived 20 years in Richmond and currently lives in west delta. Never once have there been any flooding. I think it is an overblown thing. It is certainly a risk but shouldn’t be the deciding factor.

I guess it's not a bad option to buy a new build in this area, but should have reasonable expectations regarding the potential for gains
