My home in Florida is 53% downstairs and upstairs is 61%. I've never seen humidity below 50% in my Florida home.

      Purchase a whole home dehumidifier.

i run a dehumidifier 24/7 in my concert condo, and it never gets below 50, ever. :/

The dehumidifier might be too small or the coil may be too warm.

When you run the fan or the hood vent the air is exhausted outside the house, but where is the replacement air coming from? Likely the replacement air is outside air coming through cracks or via the crawl space, in which case, you could be pulling low quality air into the house by running the fan, right?

Absolutely. Negative pressure is a beast when trying to lessen indoor humidity!
