  • Shout out to the owner for showing us another exciting project. It's just so heartwarming to have audience like you.
Located in between Brickfields and Bangsar, Alila hotel is built along with it's residential component known as Establishment. First impression was pretty bad as the existing site condition consists of abandoned buildings, narrow roads, loud noise and a cemetery.
But once I stepped into the development, everything changed. The lobby, corridor, facility are well designed along with the Alila standard. Just that in the unit, I wish the height could be extended for another 300mm to 500mm. That will allow me to be able to stand in the upper floor, at least I get to walk to my bed.
I'm really impressed with the ability to pull off this development as the site is extremely challenging. How they got the approval to develop such a high density project, also getting to connect the project directly to Bangsar LRT station is just amazing.
Overall, the neighbouring high number of offices and directly connectivity to LRT increases the demand for space in that area. Hence this project has always been a hot product in the rental market.

I'm an Aussie expat working in KLCC from 2015 and stayed in Alila for a good 3 years before my repatriation. One thing I would say about Alila is the convenience, which is the absolute most importance to any tenants, you could take a train ride to KLCC, Midvalley, KL Sentral from the comfort of your unit which is sheltered all the way to all these locations, absolutely massive advantage over any other residential buildings I have seen across the entire LRT network. Saves you time/money on car as well as renting parking lots which is frankly quite expensive to the locals. Facility wise is above average, the gym is great, pool is huge though can be chilly as it is mostly covered but thats a big plus too as you can swim or dip at any weather (though I dont recommend doing this during Malaysia's infamous thunderstorm). Apart from Botanica, theres a pretty good French dining in the hotel as well as convenience to food delivery as its smack in the middle of Bangsar, KL and PJ. I definitely missed my stay there.

@@iherngI just saw you channel and saw this review. I own a unit on 23rd. floor overlooking the LRT station. Looking back I rushed to buy it then. I paid too much. If I sell now I will be lucky to get $800K. I paid $928K cash then after 10% cash discount. I did AB&B managed my an agent for over a year and was getting $3,000 per month until COVID hit. 2020 no rental came in at all for the whole year. I was not totally hurting as I paid no mortgage but still other related service residence costs. Now I got an American renting merely $2300.00 a month for the next two years. Not a good return as the unit has two bed and two bath with 825SF living spaces. I really like to sell it but the price is too low. I like to talk to you when COVID is gone. I live in San Francisco, California and don't want to travel for now.

Sean great detailed review! I’ve rented a place here 3 years ago and would like to share some additional +/- from personal experience (before covid)
    Cons:
1a. Airbnb friends: occasionally leave their cocktail of dinner+alcohol on the corridor/lift area
1b. usually like to share their music/conversations with u thru the walls or doors (poor sound insulation )
1c. May remove your belongings if left on foyer but may also return it to you - can “kamcheng” with security guard to get cctv (extremely tough)
    2. Designated Parking for visitors - parking rates are really expensive.. and very limited! If you park at the roadside be prepared for the “private operators” and dbkl
    3. Pest coming up thru the drainage abit too frequent
    Pros:
    1. security: they have cameras all along the corridor. Some developers only cover up to the lift waiting area.
    2. Building architecture is aesthetically pleasing to me
    3. Layout and balcony. As you’ve mentioned these are one of the best layouts with balcony developments for compact living spaces - really maximise the space so u don’t feel cramped
Thanks for the review - Brought back memories ! Stay safe

There were also no grocery shops within walking distance so I would usually get my food opposite Menara UOA where they sell on the roadside. Just buy a few containers of pumpkin, eggplant, ikan bilis, etc and then come home and cook rice. The only good thing about this location is that I was working at KL Sentral so travel would be quick & easy. The pool area was really nice too.
Now I am living in Wangsa Maju and much MUCH happier 🥰

Wangsa Maju is a perfect place. Dare I say the best district in KL.

@@miltonmiles6324 Totally! This place is better than all the neighborhoods that I lived in Australia. Outside my apartment there is 99 Speedmart, 7/11, Giant & Econsave. Lifesaver during MCO. Next to the mall is a park with a lake and next to that is Colombia Hospital. Roadside stalls, mamak, doctor offices, and bus stop takes me direct to work for RM1. Plus two petrol stations. Everything is walking disrance.

@@dhrgkbqxtjr2743 Wangsa Maju receiving more praise than Australia is very nice to hear😁 Which place are you staying at? My place is in Seksyen 1, Residensi Rampai. Very convenient as I can take a 10 minute walk to the LRT. Food stalls, mosque, clinics, a pharmacy, convenience stalls and Mr D.I.Y. I wouldn't need to venture out of the neighborhood.

@@miltonmiles6324 I'm living at PV20, just across the road from Setapak Central Mall. Very reasonable rates. For RM1500 p/m you can get a full apartment unit with 4 bedrooms. I will probably buy in this area only and rent out the rooms in the future post-COVID once tenants are economically stable again. Yes, you never have to leave the neighborhood. Got pasar malam, Cash Converters, mall is not too expensive, everything you need is each direction around you.

Been following your youtube videos for awhile now. Loved your property reviews and thoughts. However, it cringe me every time you leave your mask under your chin. Please stop doing that.

Noted on the concern Ivan. However, as I need to move as quickly as I can, that seems to be the easier resort. That's why I'll always try my best to look for a spot without anyone before taking down my mask.
Anyway, let me look for an alternative then.
      I really appreciate it=)
