Is that $2000 icon and club membership new? We’re looking in this neighborhood for awhile and this is not a thing heard. There is a summers corner water park and club that members have to join and has been mistaken for the horizons club
Hi, the fees and Icon cost breakdown is in the red/white welcome folder you received with all the doc's. They had this $2000 waved when my clients bought but not sure how much longer they will wave the fee for. I’ve confirmed your information about the $2000 ICON fee and club is the facility being built out side of horizons. It’s part of summers corner but not Horizons
this is not accurate.... the larger fees (after the $227 and $32) are not MANDATORY for Horizons homeowners, as the added cost for our amenities may increase when built (probably up to mid 200's), the larger $2,000 fees you describing are for the larger SC amenities center OUTSIDE of Horizons (not the one you pointed to) which they MUST join, but is optional for us (and we won't need it because we will have our own). Most good communities that have HOAs in the area are often MUCH higher for much less. It's fine sharing info, but don't scare older people away from a 55+ community that could serve other needs a single, private retirement home cannot, plus the greater community of people that live similarly and will make them feel safe. Scare tactics are a NEGATIVE professional approach to real estate.
Hey Jon, I'm not sure if you watched it all the way through but this is definitely not a scare tactic. Perhaps the thumbnail was created in way to boost views (but every CZcamsr does that). I presented the fees to help potential buyers understand them. Horizons is a lovely community and I've created plenty of videos promoting their houses.
