Why Builder's 10:90 Payment Scheme or Subvention Scheme is risky for Under Construction flat-buyers

  • Sales teams of builders offer you 10:90 payment schemes or some other variants of Buy-Now-Pay-Later subvention schemes, sometimes in collaboration with banks and financial institutions. Such payment plans and offers are extremely dangerous to flat-buyers, not only because they cause loss of financial judgement, but also because they are vague and misleading. The real workings of these schemes have huge downside risks for flat-buyers.

    I am believing ready possession price high or low doesn't matter. Minimum loan. Otherwise dont take. 10:90 or 20 80 not required. Krish sir well explained everytime 🙏

    Krish sir, one Suggestion, if some serial producer can produce 30 minutes series of dharawahik on tv that could be telecasted on Sony tv, Zee tv etc. Every day ....these are the true stories that people face...instead of making useless saas bahu episodes, these topics should be shown on tv so that people, govt can do something to eradicate such cheating practices.....fir builder bhi 1000 baar nahin, 1 lac baar sochega ...kuch bhi faltu harkat dikhane se pehle.....salute you sir as always

    Also, the 90% demanded is on "Application for OC" not OC itself, so if OC doesn't come in because of some discepancies commited by the builder, your money's stuck and probably gone forever.

      Right not the 90 percentage , it's full percentage on temporary oc. Not on oc... buyers only go with ready too move in flat only. And never give them advance check , always make a check at same time or make dd with you and get the builder buyer aggreement on spot .

    But NHB has banned subvention in 2019 by tripartite agreement. Nowadays builders go for 10:90 not by a tripartite agreement but very clearly mentioned in the agreement. I have bought recently under 30:70 from Lodha but they have clearly mentioned balance payment on OC receipt in agreement.

    Kehte hain chaand ki saair karwaoonga, le jaate haain najafgadh drain....sirr, aapko 10 % hee dene Hain bass 5 saal tak.... Aur 2 months ke baad 20 lakh demand karne lagte hain , agreement ke naam par..pehle agreement formality thee, ab agreement ki duhai dekar 20 lakh disburse karne ko bolte Hain... Fir pre emi ka dhoka, fir possession par dhokha......dhoka hi dhoka.....govt soti thi, soti hai aur soti rahegi....builder loot ta tha, loot ta hai aur loot ta rahega....dog ki dumm kabhi seedhi nahin ho sakti...jab pata hai, ki katega, toh kyon dog ke muhn lagna.....buyer log bhi iss harassment ke khud jimmedaar hain....Inka laalach hi inhe le doobta hai...baaki 2010 ke baad 1 in 1000 hi hote hain jinhe koi actual profit hia ho..makaan khareedkar..net result hai emi ke jaal mein fasna, bloddy bulder ki bakwaas baatein sehna...andar hi andar middle class har din marata chala Jaa Raha hai..

    Builders ki bhasha dekhne wali hoti hai...offer of possession kehkar paagal tatha gadha bana dete hain aam mazdoor aadmi ko...actual possession ki jagah offer of possession bolte hain...Banda eggs khareedne bazaar jayr, toh ande wala kahega...aap payment kar do 10%. Shham ko andey aaney ka bill aayega, toh 90% poore de Dena....fir 11 baje dhamki deta hai, 20% aur do, fir 2 baje 30% mangne lagega..gir shham tak saare paise lekar kahega...andon ka bill(offer of possession) aa chuka hai....aapko ande baad mein milenge...pehle aap driver ka accident ho gaya hai raste mein, jara uske liye Dena 10% aur jyada....doctor ke liye bhi 5% aur, fir wo aayega kal, apne pariwaar walon ko chorkar, kitna risk lega,paairon mein pattiyon(band aid) baandhkar gaadi chalayega, aapko 20% aur Dena hoga warna aapka deal hatam.....kya aap aise ande waalon se eggs khareed kar body building karoge...body building toh bhool jaao , body hi nahi bachegi

    Sir not the actual possession of flat , its just offer for possession letter but in that the flat is still not ready at that time they do inner work after the full amount paid, also they take that you you not claim on us if they delayed too... Delivery of flat or done registry too .

      Builder take the amount on our goodwill and wealth , on very cheap rate from us. Also he forcefully said that you have to pay I not said you to take loan , our scheme is 10:90.. only . The system is running like this bullshit and everyone knows in knowledge of ministers, ias , police commissioner, but still it's go that illegal way...

    After looking at your videos sir, I have given up the idea of buying a new house/ under construction house in mumbai. Now whenever I speak to a broker I upfrontly ask them to do not push for any under construction building.
    Subvention schemes are extremely pathetic, do not go for it.

    Sir Mujhe builder Bol rha hai 100% subvention ka.. he is saying he’ll pay the down payment plus all the EMIs but I’ll have to sell the flat to him later and he will just give me some commission. Does it look legit?

      It is no in Mumbai but in Raigad district and super far away from Panvel
      You would need inter city uber or ola to go there
      Invest only if u ready to wait for 20 years for the development to kick start there

    Yeh builders logo ko laalach deke fasate hai.
    100 log mai se 5 log bhi phase tab bhi builder ka fayda hi hai na.
    Waise bhi builders kyu chahega ki usi k saath aap compete karo flats bechne mai.
    Sabse badi problem hai ki public ko itna pata nahi hota hai or builders log isi baat ka fayda uthate hai.
    Builders ko saare loopholes pata hote hai.
